A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 256, MEADVIEW CITY
CENTER, TRACT 1197, IN SECTION 12, TOWNSHIP 30 NORTH, RANGE 17 WEST, FOR A
SECONDARY RESIDENCE IN A R-1I10M (SINGLE FAMILY RESIDENTIAL/TEN THOUSAND
SQUARE FOOT MINIMUM LOT SIZE) ZONE, IN THE MEADVIEW PORTION OF THE
MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
7,1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Max E. and Marcia B. Mays of Meadview, Arizona, and
WHEREAS, this property is located east of Pierce Ferry Road and south of Meadview Boulevard.
The site is accessed from Pierce Ferry Road via east on Meadview Boulevard to Stillwater Drive, then south
on Stillwater Drive to Haystack Drive, then east to the site located on the south side of Haystack Drive. The
property has a single-family residence on it. The property is relatively flat, sloping slightly to the east. The
surrounding land uses consist of vacant lots and several scattered single-family residences. There are no
significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit to allow for a 37-foot travel trailer to
be used as a secondary residence in a R-J/I0M (Single Family Residential/Ten Thousand Square Foot
Minimum Lot Size) zone for Mrs. Mays' mother. The Mohave County General Plan designates this area
as a Rural Development Area and an Outlying Community, and
WHEREAS, a review ofFEMA FIRM Panel #040058-1300B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
September 11, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

1. This Zoning Use Permit is for a 37-foot travel trailer to be used as a secondary residence on
this property and the activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations, Section 27.R (Accessory or Secondary Residence Requirements) and a site plan
in accordance with Section 27.R must be completed and approved prior to approval of
permits.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
6. This Zoning Use Permit is approved for one year and expires October 7, 1997. Travel trailers
allowed as secondary residences shall be approved by the Board of Supervisors in one-year
increments following a recommendation from the Planning and Zoning Commission. An
application for an Extension of Time must be applied for.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, September 21, 1996, and posted September 20, 1996,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 7,1996, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
