RESOLUTION NO. 96-348
A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAT FOR
GREENWOOD VILLAGE, TRACT 3804, BEING A SUBDIVISION OF SECTION 30 AND A
PORTION OF SECTIONS 29, 31, AND 32, TOWNSHIP 22 NORTH, RANGE 12 WEST, IN THE
MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
7, 1996, a public hearing was conducted to determine whether approval should be granted for the Final
Subdivision Plat of Greenwood Village, Tract 3804, and
WHEREAS, the owner/developer of this subdivision is 66 Development Limited Liability
Corporation of Valentine, Arizona, and
WHEREAS, Jeffery Carlton, R.L.S, of CSNA Surveying, Kingman, Arizona, is the surveyor of
record for the project. Frank H. Koski, P.E., RL.S., of Ryan Engineering, Tucson, Arizona, is the engineer
of record, and
WHEREAS, the Preliminary Plan for this subdivision was conditionally approved by the Board of
Supervisors on May 6, 1996, per BOS Resolution No. 96-164. This Final Plat includes 1206.70 acres
subdivided into 213 single family residential lots, and
WHEREAS, services for the subdivision will be provided by the following: electric power and
telephone lines will not be available to each lot, but may be extended to the subdivision at a later date,
cellular phones may be practical in this area; water is to be hauled to each lot, or private wells may be
drilled; sewage disposal is to be by individual septic tanks, or alternative disposal systems; propane may
be provided by a private contractor; solid waste (garbage) disposal will be provided by Mohave Disposal,
Inc. The subdivision is not within the boundary of any fire district, and
WHEREAS, the Final Plat and required documentation for Greenwood Village, Tract 3804, has
been reviewed. The requirements of the Preliminary Plan appear to have been satisfied, and
WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 7, 1996, APPROVED the Final Plat for Greenwood Village, Tract 3804, subject to the
following conditions:

1. A current title report (dated within 30 days of recordation) must be furnished to the Planning
and Zoning Department prior to recordation.
2. A signed, final copy of the CC&Rs for this tract must be submitted to the Planning and
Zoning Department prior to the recordation of the Final Plat.
3. The developer will make the smne commitments for improvements in the prospectus to the
State Real Estate Commission as required for approval of this tract by the Board, and a final
copy of the State Real Estate Report shall be submitted to the Planning and Zoning
Department.
4. The developer has proposed the use of, and shall provide an approved trust agreement or
other assurance, in the mnount of the cost estimate approved by the Mohave County Public
Works Department, being $ 607,223.00, as an assurance for this subdivision in its entirety
for the completion of all required improvements. The Chairman of the Board of Supervisors
shall have the authority to approve the assurances submitted, if the cost estimate is revised
and recommended for approval by the County Engineer and County Attorney's Office.
5. The developer shall submit to Planning and Zoning a will-serve letter from the solid waste
disposal provider, covering the entirety of this subdivision.
6. Lots within the recorded Final Plat of this development will not be further divided.
BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be
submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these
conditions have been met, together with the executed mylars and appropriate recording fees, the Director
of Planning and Zoning will obtain the necessary signatures from the County departments and officials and
cause the Final Plat for Greenwood Village, Tract 3804, to be recorded.
