SEV. SEV. OF SECTION 20, TOWNSHIP 14 NORTH, RANGE 20 WEST, FOR A RECREATIONAL VEHICLE PARK IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE LAKE HA V ASU CITY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 7, 1996, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use Permit should be granted for the above described property as requested by Hi-Way Haven R.V. Park, Inc., being represented by A. L. Wulfeck, President, of Laguna Niguel, California, and WHEREAS, this property is located west of Old State Highway 95, London Bridge Road and south of Lake Drive. The site is accessed from State Highway 95 via west on Lake Drive to London Bridge Road, then south on London Bridge Road approximately one-eighth mile to a 100-foot wide public access easement, then west on this easement approximately 250 feet, then south to the site. The property is vacant and flat, sloping slightly to the west toward the Colorado River. There are no significant drainage patterns. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of Supervisors on August 8, 1994, per BOS Resolution No. 94-252. The first Extension of Time was granted by BOS Resolution No. 95-446 on November 6, 1995, and WHEREAS, the applicant requested in a letter dated July 2, 1996, that the Zoning Use Permit be extended for one year. The letter stated that due to the proposed change of ownership of the Vista Laguna property Hi-Way Haven R.V. Park, Inc" will need time to realign the drainage as well as working out the sewer arrangement, and WHEREAS, this will be the second Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-3110B indicates the parcel described to be in Zone AO, in the Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. # '--v . . The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site, except for the noted Special Flood Hazard Area. g. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 11, 1996, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use Permit subject to the following: 1. Continued compliance with the conditions ofBOS Resolution No. 94-252. 2. This Extension of Time will be in effect until August 8, 1997. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, September 21, 1996, and posted September 20, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 7, 1996, APPROVED this Extension of Time for a Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
