MOHAVE COUNTY RECDROE. 09/06/96 08:17A PAGE 1 OF 2 MDHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 96-309 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF LOT 8, BLOCK F, GOLDEN VALLEY RANCHOS, UNIT 8, IN SECTION 3, TOWNSHIP 20 NORTH, RANGE 19 WEST, FROM A-Rl2A (AGRICULTURAL-RESIDENTIALffWO ACRE MINIMUM LOT SIZE) ZONE TO A-RlIA (AGRICULTURAL-RESIDENTIAUONE ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 3, 1996, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above described property as requested by Marvin A. Gordon of Golden Valley, Arizona, and WHEREAS, this property is located south of State Highway 68 between Estrella Road and Egar Road. The site is accessed from State Highway 68 via south on Estrella Road to Shinarump Drive, then west on Shinarump Drive to Chiricahua Road, then south on Chiricahua road to the site located on the northwest corner of Moenkopi Drive and Chiricahua Road. The property is flat with no significant drainage patterns. There is a house under construction on the southern portion of this property. The Mohave County General Plan designates this area as a Rural Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on August 7, 1995 via BOS Resolution No. 95-323, and WHEREAS, this Extension of Time will allow the applicant to complete the Parcel Plat; he has hired a surveyor and work should start shortly, as stated in the applicant's letter of June 17, 1996, on the other conditions as required by BOS Resolution No. 95-323, and WHEREAS, this will be the first Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect does not comply with the Mohave County General Plan. ~ ... . . The neighboring area contains other like lot splits similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. g. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 14, 1996, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: I. Continued compliance with the conditions of BaS Resolution No. 95-323. 2. This Extension of Time will be in effect until August 7, 1997. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 17, 1996, and posted August 16, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 3, 1996, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
