MOHAVE COUNTY RECORDER 11/07/96 01:~IP PAGE 1 OF 2 MOHAVE COUNTY BOARO OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 96-395 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 8, BLOCK 4, NEW KINGMAN ADDITION, UNIT 1, IN SECTION 33, TOWNSHIP 22 NORTH, RANGE 16 WEST, FOR A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE KINGMAN AREA, . MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeling of the Mohave County Board of Supervisors held on November 4, 1996, a public hearing was conducted 10 determine whether a Zoning Use Permit should be granted for the above described property as requested by William H. Thomas of Kingman, Arizona, and WHEREAS, this property is located north of the City of Kingman and northwest of State Highway 66. The site is accessed from State Highway 66 via northwest on Dove Lane to Mallard Drive, then northeasl on Mallard Drive to the site, located on the southeast side approximately 600 feet northeast of Dove Lane. The property has a mobile home parked on it and il appears that it is being stored awaiting the approval of the Zoning Use Permit. The property is flat. The surrounding land uses consist of vacant lots, several small businesses and single-family residences. There are no significant drainage patterns, and WHEREAS, Ihe applicant requests this Zoning Use Permit for a mobile home to be used as a residence. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be in Zone B, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posled according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 9, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: RESOLUTION NO. 96-395 Page 2 ." . --- . . PAGE 2 OF 2 BK 2815 PG 853 FEE~9662030 1. This Zoning Use Permit is for a residence in a C-2 (General Commercial) zone and activities related thereto. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning.. Use Perrnil or if the use has been disconlinued for six months, then approval shall terminate al that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public heallh, safety and welfare. WHEREAS, Ihe notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 19, 1996, and posted October 18, 1996, as required by Arizona Revised Statules and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 4,1996, APPROVED Ihis Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
