AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 4, 1996, a public hearing was conducted to determine whether approval should be granted for the Rescission ofBOS Resolution No. 94-4 for a Zoning Use Permit for the above described property as requested by the Mohave County Planning and Zoning Department. The owner of the property is Alexander Lukshis of La Mesa, California, and WHEREAS, this property is located south of Bullhead City and west of State Highway 95. The site is accessed from State Highway 95 via west on Corona Road to Lakewood Road, then south on Lakewood Road to the site, located on the west side approximately 650 feet south of Corona Road. The property has a 30-f00t by 60-foot building, a 17-foot by 55-foot mobile home and a fenced-in area on the property. There are no significant drainage patterns, and WHEREAS, this property was conditionally approved for a Zoning Use Permit by the Mohave County Board of Supervisors on January 3,1994, via BOS Resolution No. 94-4. Mr. Lukshis has not met the conditions of approval for the Zoning Use Permit, specifically condition number 4, requiring him to replace the pre-HUD (pre-l 976) mobile home with a HUD-certified mobile home. There have not been any requests from Mr. Lukshis for an Extension of Time for this Zoning Use Permit. A letter has been sent to the property owner informing him that BOS Resolution No. 94-4 would be scheduled for rescission. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site has legal access. d. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 9, 1996, the Commission recommended that BOS Resolution No. 94-4 be rescinded. PAGE 2 OF 2 BK 2815 PG 819 FEE~9662015 WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 19, 1996, and posted October 18, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 4, 1996, APPROVED the Rescission of BOS Resolution No. 94-4 as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
