WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 4, 1996, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above described property as requested by Andrew and Elouise Banks of Mohave Valley, Arizona, and WHEREAS, this property is located south ofBulJhead City and west of State Highway 95. The site is accessed from State Highway 95 via west on Hammer Road to Lakewood Road, then south on Lakewood Road to the site, located on the west side approximately 650 feet south of Hammer Road. The property has a storage building on it and is fenced in. The terrain is flat, sloping slightly to the west toward the Colorado River. The surrounding land uses consist of several small companies, including a heating and cooling shop to the north, and vacant lots. There are no significant drainage patterns. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on April 3, 1995, via BOS Resolution No. 95-132, and WHEREAS, this Extension of Time will allow the applicant to complete the conditions of approval ofBOS Resolution No. 95-132, as stated in his letter dated August 30,1996, and WHEREAS, this will be the first Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. - . . . . RESOLUTION NO. 96-374 PAGE 2 OF 2 BK 2816 PG 728 FEE~9662473 Page 2 e. The site has legal access. f. There are no significant environmental features affecting the site. g. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 9, 1996, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: I. Continued compliance with the conditions ofBOS Resolution No. 95-132. 2. This Extension of Time will be in effect until April 3, 1997. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 19, 1996, and posted October 18, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 4,1996, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
