A RESOLUTION SETTING FORTH A REZONE OF PARCEL A, RECORDED IN BOOK 2 OF
PARCEL PLATS, PAGE 31, ON MARCH 26,1984, IN SECTION 21, TOWNSHIP 14 NORTH,
RANGE 20 WEST, FROM C-2 (GENERAL COMMERCIAL) ZONE TO CoMO (COMMERCIAL-..
MANUFACTURING/OPEN LOT STORAGE) ZONE, IN THE LAKE HAVASU CITY AREA,
MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November
4, 1996, a public hearing was conducted to determine whether approval should be granted to Rezone the
above described property as requested by Leon W. and Darlene Daniels of Lake Havasu City, Arizona, and
WHEREAS, this property is located west of State Highway 95, between Chenoweth Drive and the
northern city limits of Lake Havasu City. The site is accessed from State Highway 95 via west on
Chenoweth Drive to the site, located on the southeast corner of Chenoweth Drive and London Bridge Road
(Old State Highway 95). The property is flat, sloping slightly to the west, and has a mini-storage on it and
a chain-link fence on all sides. The surrounding land uses consist of vacant land to the east and a mobile
home park to the north. There is a fIre station, boat sales facility and a mini-storage to the west. On the
south side there is vacant land and a recreational vehicle park. There are no significant drainage patterns,
and
WHEREAS, the applicant requests this zone change to allow open lot storage of boats, R V s, etc.
The Mohave County General Plan designates this area as an Urban Development Area, and
WHEREAS, this is to correct a violation of the Mohave County Zoning Regulations, and
WHEREAS, a review ofFEMA FIRM Panel #040058-3l1OB indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October 9, 1996, the Commission recommended APPROVAL for a Rezone subject to the following:
1. This property will be rezoned CoMO (Commercial-Manufacturing/Open Lot Storage).
2. The applicant will install view-obscuring fencing, a minimum of six-foot high, around the
area being used for open lot storage.
3. The applicant will pave driveway entrances from the edge of pavement of Chenoweth Drive
to the property line to protect the edge of pavement. Prior to any work within the public"
right-of-way a permit will have to be obtained from the Public Works Department of
Engineering, attention Sam EIters. If any impervious areas are proposed, a Limited Drainage
Report will have to be submitted.
4. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
5. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
6. The rezone shall not become effective until at least 30 days after final approval of the change
in classification by the Board of Supervisors, as per ARS ll-829E.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, October 19, 1996, and posted October 18, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, November 4, 1996, APPROVED this Rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
