MOHAVE COUNTY RECOROEP 11/07/96 01:28P PAGE 1 OF 2 MOHAVE eOUNTY BOARO OF SUPERVISORS REeOROING FEE 0.00 RESOLUTION NO. 96-370 A RESOLUTION SETTING FORTH AN ABANDONMENT AND REVERSION TO ACREAGE FOR LOTS 1, 2, 7, 8, 9, 10, 15, 16 AND PORTIONS OF LOTS 17 AND 18, BLOCK 201, AND A PORTION OF LOT 20, BLOCK 200, VIRGIN ACRES, TRACT NO.1, IN THE NEV. SWv. OF . SECTION 32, TOWNSHIP 41 NORTH, RANGE 15 WEST, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, following are findings of Fact for the above captioned item: WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 4, 1996, a public hearing was conducted to determine whether approval should be granted for an abandonment and reversion to acreage of the above described lots in Virgin Acres, Tract No.1, as requested by Beaver Birds, Inc., and represented by Robert 1. Miller of Richfield, Utah, and WHEREAS, the applicant is proposing to develop a mobile home park and has had a Zoning Use Permit for such since July 5, 1995, via BOS Resolution No. 95-268. This abandonment and reversion to acreage will remove lots within the site and allow the property to be fully developed. The site is located west of County Highway 91 and north of Interstate 15 in the Beaver Dam/Littlefield area. The site is accessed from Highway 91 via west on a local road known as "Old Pioneer Road" to the southern edge of Section 32, Township 41 North, Range 15 West, then northwest on a 15-foot Ingress and Egress (I&E) easement to the site. The site is to the northwest of the extension of this I&E, and WHEREAS, review ofFEMA FIRM Panel #040058-0025B indicates the land described to be in Zone C, not a FEMA Special Flood Hazard Area, and a. All notices have been advertised and posted according to regulations. b. The property is designated as a Rural Development Area and Outlying Community. c. The proposed action is not in conflict with the Mohave County General Plan. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 9, 1996, the Commission recommended APPROVAL for an Abandonment and Reversion to Acreage, and WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 19, 1996 and October 26, 1996, and posted October 18, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. . .
