A RESOLUTION SETTING FORTH AN ABANDONMENT OF THE 2S-FOOT NORTH-SOUTH
ROADWAY AND THE 25-FOOT EAST-WEST ROADWAY WITHIN BLOCK 201, THE 12.5-
FOOT NORTH-SOUTH ROADWAY ALONG THE EASTERN EDGE OF BLOCK 201, AND THE
12.S-FOOT EAST-WEST ROADWAY ALONG THE SOUTHERN EDGE OF LOTS 1 AND 2,
BLOCK 201, VIRGIN ACRES, TRACT NO.1, IN THE NEV. SWv. OF SECTION 32, TOWNSHIP
41 NORTH, RANGE 15 WEST, IN THE ARIZONA STRIP AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November
4, 1996, a public hearing was conducted to determine whether approval should be granted for an
abandonment of the above described roadways in Virgin Acres, Tract No. I, as requested by Beaver Birds,
Inc., and represented by Robert 1. Miller of Richfield, Utah, and
WHEREAS, the applicant is proposing to develop a mobile home park and has had a Zoning Use
Permit for such since July 5, 1995, via BOS Resolution No. 95-268. This abandonment will remove
roadways within the site and allow the property to be fully developed. The site is located west of County
Highway 91 and north of Interstate 15 in the Beaver Dam/Littlefield area. The site is accessed from
Highway 91 via west on a local road kno\VTI as "Old Pioneer Road" to the southern edge of Section 32,
Township 41 North, Range 15 West, then northwest on a 15-foot Ingress and Egress (I&E) easement to the
site. The site is to the northwest ofthe extension of this I&E, and
WHEREAS, a review of FEMA FIRM Panel #040058-0025B indicates the land described to be
in Zone C, not a FEMA Special Flood Hazard Area, and
WHEREAS, the Mohave County Public Works Department opposes the abandonment of these
roadways because the action may limit access to adjoining parcels, and
WHEREAS, following are Findings of Fact for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The property is designated as a Rural Development Area and Outlying Community.
c. The proposed action is not in conflict with the Mohave County General Plan.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October 9, 1996, the Commission recommended APPROVAL for an Abandonment, and

WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, October 19, 1996 and October 26, 1996, and posted
October 18, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, November 4,1996, APPROVED this Abandonment as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
