A RESOLUTION SETTING FORTH A REQUEST FOR A MOBILE HOME PARK PLAN FOR
BEAVER BIRDS MOBILE HOME PARK, IN A PORTION OF BLOCK 200 AND BLOCK 201,
VIRGIN ACRES, TRACT NO. I, IN THE NEV. SWv. OF SECTION 32, TOWNSHIP 41 NORTH,
RANGE 15 WEST, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November
4, 1996, a public hearing was conducted to determine whether approval should be granted for a Mobile
Home Park Plan for the above described property as requested by Beaver Birds, Inc., and represented by
Robert 1. Miller of Richfield, Utah, and
WHEREAS, the site is located west of County Highway 91 and north ofInterstate 15 in the Beaver
DamlLittlefield area. The site is accessed from Highway 91 via west on a local road known as "Old Pioneer
Road" to the southern edge of Section 32, Township 41 North, Range IS West, then northwest on a IS-foot
Ingress and Egress (I&E) easement to the site. The site is to the northwest of the extension of this I&E.
Except for an existing mobile home and related uses to the west, the property is surrounded by vacant land
which slopes eastward toward the Beaver Dam Wash, and
WHEREAS, a review of FEMA FIRM Panel #0400S 8-002SB indicates the land described to be
in Zone C, not a FEMA Special Flood Hazard Area, and
WHEREAS, the property owners have obtained a Zoning Use Permit in this zone to allow for a
mobile home park via BOS Resolution No. 9S-268, dated July S, 1995. Mr. Miller is currently asking for
an Extension of Time to allow for the completion ofthe mobile home park. The size of this development
is approximately 2.3 acres. The developer proposes 12 mobile home spaces. The open recreation space
comprises a single 23,SOO square foot area, and
WHEREAS, water service will be provided by semi-public water system via new well. Sewer will
be handled through an on-site, alternative sewage treatment system. Electric service will be provided by
Dixie-Escalante Rural Electric Association. Telephone service will be furnished by Rio Virgin Telephone
Company. Solid waste removal will be by Virgin Valley Disposal, Inc. Fire protection will be by the
Littlefield/Beaver Dam Volunteer Fire Department, and
WHEREAS, following are Findings of Fact for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action complies with the Mohave County General Plan and the property is
designated as a Rural Development Area.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses.
d. The site has legal access with adequate road easements and dedications along the alignment
to serve the property.
e. Yet to be approved plans on file in the Mohave County Planning and Zoning Department,
dated October 8, 1996, are the basis of this Mobile Home Park plan approval.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October 9, 1996, the Commission recommended APPROVAL for a Mobile Home Park subject to the-
following:
I. All conditions of BOS Resolution No. 95-268 shall be adhered to.
2. The required access road plans shall be submitted and approved by the County.
3. Mohave County Department of Environmental Health approves the water supply and semi-
public distribution system.
4. Mohave County Department of Environmental Health approves the use and design of the on-
site, alternative sewage treatment system for this development.
5. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
6. All applicable provisions of the Mohave County Zoning Regulations shall be complied with.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, October 19, 1996, and posted October 18, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, November 4, 1996, APPROVED this Mobile Home Park as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
