IJ'~~ . . 9662002 BK 2815 PG 787 OFFICIAL RECOROS OF MOHAVE COUNTY, A JOAN Me CALL, MOHAVE COUNTY RECORDER 11/07/96 01:25P PAGE 1 OF 2 MOHAVE eOUNTY BOARD OF SUPERVISORS REeORDING FEE 0.00 RESOLUTION NO. 96-363 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT ON LOTS 1,2,7,8,9,10,15 AND 16 AND PORTIONS OF LOTS 17 AND 18, BLOCK 201, AND A PORTION OF LOT 20, BLOCK 200, VIRGIN ACRES, TRACT NO.1, IN SECTION 32, TOWNSHIP 41 NORTH, RANGE 15 WEST, FOR A MOBILE HOME PARK IN AN A-R (AGRICULTURAL-RESIDENTIAL) ZONE, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 4, 1996, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use Permit should be granted for the above described property as requested by Beaver Birds, Inc., being represented by Robert 1. Miller of Richfield, Utah, and WHEREAS, this property is located west of County Highway 91 and north of the Interstate 15 and County Highway 91 interchange in the Littlefield area. The site is accessed from County Highway 91 via west on a local road known as "Old Pioneer Road" to the southern edge of Section 32, Township 41 North, Range 15 West, then northwest on a l5-foot Ingress and Egress (I&E) easement to the site. The property is vacant and relatively flat, sloping slightly to the east. There are no significant drainage patterns. The Mohave County General Plan designates this area as a Rural Development Area and an Outlying Community, and WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of Supervisors on July 5, 1995 per BOS Resolution No. 95-268, and WHEREAS, the applicant requested in a letter dated August 5, 1996, that the Zoning Use Permit be extended for one year. The letter stated that "Due to some unforeseen delays, which were beyond our control, we were unable to start construction within a year after being granted the ZUP," and WHEREAS, this will be the first Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-0025B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. ~ . '. . . The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. g. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 9, 1996, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use Permit subject to the following: 1. Continued compliance with the conditions ofBOS Resolution No. 95-268. 2. This Extension of Time will be in effect until July 5, 1997. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 19, 1996, and posted October 18, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 4, 1996, APPROVED this Extension of Time for a Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
