A RESOLUTION SETTING FORTH AN ABANDONMENT OF A I-FOOT VEHICULAR NON-
ACCESS EASEMENT ALONG THE WESTERN EDGE OF WISHING WELL DRIVE,
ESTABLISHED BY DESERT LAKES GOLF COURSE AND ESTATES, TRACT 4076-A,
BEGINNING AT THE NORTHEAST CORNER OF LOT 4 AND TERMINATING AT THE
NORTHEAST CORNER OF LOT 5, MOHA VE MESA ACRES, TRACT 1020, IN SECTION 35,
TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE VALLEY AREA,
MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
2, 1996, a public hearing was conducted to determine whether approval should be given for an abandonment
of a I-foot vehicular non-access easement as requested by Angelo Rinaldi, representing Desert Lakes
Development, LP, of Mission Viejo, California, and
WHEREAS, the site is in the South Mohave Valley, east of Highway 95 and north of Lippan
Boulevard. Access to the site is from Highway 95 via east on Pinion Road to Wishing Well Drive, then
north approximately one-quarter mile on Wishing Well Drive to its intersection with Chaparral Road. The
vehicular non-access easement (VNAE) begins at the road intersection and runs north along the eastern edge
of Lot 4, ending at Lot 3. The site is flal and is currently occupied by a garage. A concrete curb and gutter
has been installed along the side of Lot 4, paralleling the VNAE, and
WHEREAS, this abandonment is part of are-subdivision ofLol4, Mohave Mesa Acres, Tract 1020,
into six lots. The abandonmenl will allow five lots of the yel to be recorded subdivision, Desert Lakes Golf
Course and Estates, Tract 4156, Unit H, to front along Wishing Well Drive, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the land described to be in
Zone A, a FEMA Special Flood Hazard Area, and
WHEREAS, following are Findings of Fact for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The property is designated as an Urban Development Area.
c. The proposed action is in conformance with the Mohave County General Plan.
d. The Abandonment will not cause a double-fronted lot.
e. There are no significant environmental factors affecting the site, except the noted Special
Flood Hazard Area, and

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
November 13, 1996, the Commission recommended APPROVAL for an Abandonment, and
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, November 16, ] 996 and November 23, 1996, and posted
November 15, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, December 2, 1996, APPROVED this Abandonment as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
