MlCROFll.M!D 'NDEXED 9668247 BK 2830 PG ~88 OFFICIAL RECORDS OF MOHAVE COUNTY, I .JOAN MC CALL, MOHAVE COUNTY RECORDEf 12/12/96 09:58A PAGE 1 OF 3 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 96-406 A RESOLUTION SETTING FORTH APPROVAL OF AN AMENDED FINAL SUBDIVISION PLAT FOR SUNRISE VISTAS, TRACT 4108-E, BEING A SUBDIVISION OF A PORTION OF SECTION 18, TOWNSHIP 19 NORTH, RANGE 21 WEST, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 2, 1996, a public hearing was conducted to determine whether approval should be granted to determine the approval of the amended Final Subdivision Plat for Sunrise Vistas, Tract 4108-E, and WHEREAS, the subdivision of Tract 4108 is being completed in phases. Tract 4108-A was recorded August 23,1993. Tract 4108.B was recorded July I, 1994. Tract 4108-C was recorded October 21, 1994, and WHEREAS, the revised preliminary subdivision plan depicts 160.3 acres divided into 704 residential lots and 4.2 acres that will be zoned for commercial use. This will be accomplished through a special development (SO) implementation plan, and WHEREAS, this phase contains 11.43 acres subdivided into 57 single-family residential lots, and one park parcel. The residential lots range in size from 6100 to 8101 square feet, which provides a density of approximately 5 lots per acre, and WHEREAS, water will be supplied by Bermuda Water Company for distribution on site through Sunrise Vistas Utilities Company. Electric power and telephone service will be provided by Citizens Utilities Company. Sewage disposal will be provided by an on-site treatment plant operated by Sunrise Vistas Utilities Company. Natural gas will be supplied by Southwest Gas Corporation. The Fort Mojave Mesa Fire Department will be providing fire protection for this project. Hargus Disposal will be providing solid waste (garbage) disposal to Mohave Valley Landfill, and WHEREAS, the Preliminary Plan for Tract 4108 was granted approval on July 23,1990, via BOS Resolution No. 90-192. An amendment to the approval of the revised Preliminary Plan for Tract 4108 was granted approval on February I, 1993, via BOS Resolution No. 93-32, and WHEREAS, the only change presented by the project engineer for the design of this amended Final Plat is the combination of two lots as a park site, and the corresponding renumbering of most lots. The developers of this phase of the subdivision have additionally requested a reduction in the amount of the approved cost estimate for the improvements required therein, and .~ ..;'-' "" . . PAGE 2 OF 3 BK 2830 PG ~89 FEE~9668247 RESOLUTION NO. 96-406 Page 2 WHEREAS, the amended Final Plat and required documentation for Sunrise Vistas, Tract 41 08-E, has been reviewed and the requirements of the Preliminary Plan appear to have been satisfied, and WHEREAS, the advertising requirements have been rnet throughout this subdivision process as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 2, 1996, APPROVED the amended Final Plat for Sunrise Vistas, Tract 4108-E, subjecl to the following: l. ADEQ approvals of construction and MVIDD approvals will be required prior to the recordation of the Final Plat 2. An approved method of assurance and/or surety shall be provided in the amount of the cost estimate, being $228,100.00, as approved by the Mohave County Public Works Department for the final recorded plat of this tract in its entirety, and all required site improvements. The Chairman of the Board of Supervisors shall have the authority to approve the assurances submitted, if revised. 3. A current title report (dated within 30 days of recordation) must be furnished to the Planning and Zoning Department prior to recordation. 4. A signed final copy of the CC&Rs for this tract must be submitted to the Planning and Zoning Department prior to the recordation of the Final Plat. 5. A signed, approved final copy of the homeowners association articles of incorporation for this tract must be submitted to the Planning and Zoning Department prior to recordation of the Final Plat. 6. Sufficient evidence must be submitted to the Planning and Zoning Department, prior to recordation of the Final Plat, that Sunrise Vistas Ulilities Company is a viable entity . 7. The Board of Supervisors approves the zone change separately and simultaneously with the recording of the Final Plat. 8. All conditions set forth in BOS Resolution Nos. 90-192 and 93-32 will need to be satisfied prior to the recordation of the Final Plat for Sunrise Vistas, Tract 4108-E. "."'-'\. AI.. . . PAGE 3 OF 3 BK 2830 PG 490 FEE~9668247 RESOLUTION NO. 96-406 Page 3 BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be submitted to Planning and Zoning for distribution for review. Upon receipt of the evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County departments and officials and cause the Final Plat for Sunrise Vistas, Tract 41 08-E, to be recorded.
