A RESOLUTION SETTING FORTH AN ABANDONMENT OF 25-FOOT ROAD RIGHTS-OF-
WAY WITHIN BLOCKS 43, 44, 45, 52, 53, 54, 75, 76 AND 77, EXCEPTING THE SOUTHERN 12.5
FEET OF THE 25-FOOT EAST-WEST RUNNING ROAD RIGHT-OF-WAY ADJACENT TO
LOTS 1,2,3 AND 41N BLOCKS 43, 44 AND 45, VIRGIN ACRES, TRACT NO.1, IN THE WJf, OF
SECTION 29, TOWNSHIP 41 NORTH, RANGE 15 WEST, IN THE ARIZONA STRIP AREA,
MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
3,1997, a public hearing was conducted to determine whether an Abandonment should be granted for the
above described roadways as requested by the Biasi Ranch Partnership of Mesquite, Nevada, and
WHEREAS, this property is located west of County Highway 91 and north of the Interstate 15 and
County Highway 91 interchange in the Littlefield area. The site is accessed from Highway 91 via west on
Biasi Ranch Road to the site, located approximately one mile west of Highway 91. The property is vacant
and relatively flat. The surrounding land uses consist of vacant land and several single-family residences.
There are no significant drainage patterns, and
WHEREAS, the applicant requests this Abandonment to allow for construction of sewage lagoons.
The rezoning action approving this development was passed by the Board of Supervisors on December 2,
1996, via Bas Resolution No. 96-366. The Mohave County General Plan designates this area as a Rural
Development Area and an Outlying Community, and
WHEREAS, a review ofFEMA FIRM Panel #040058-0025B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
terrain.
d. The site has legal access.
e. The action is contained within the development.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 8, 1997, the Commission recommended APPROVAL for an Abandonment subject to the following:
I. The Abandonment will become effective upon the completion of Section 27.P (Site Plan
Requirements) approval for the sewage lagoons and other requirements of BaS Resolution
No. 96-366.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, January 18, 1997 and January 25, 1997, and posted
January 17, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 3, 1997, APPROVED this Abandonment as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
