INUEXED M1CROfItMED 9701170 BK 2841 PG 335 OFFICIAL RECORDS OF MOHAVE COUNTY, ( JOAN MC CALL, MOHAVE COUNTY RECOROEf. 01/08/97 03:46P PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 97-9 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF THE WJf, OF PARCEL 10, EXCEPT THE NORTH 500 FEET AND THE SOUTH 1,185 FEET, IN SECTION 12, TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO CoMO (COMMERCIAL-MANUFACTURlNG/ OPEN LOT STORAGE) ZONE, IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 6, 1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above described property as requested by Lucinda S. Vaught of Vista, California, and WHEREAS, this property is located on the south side of State Highway 68 between Laguna Road and Teddy Roosevelt Road. The site is accessed from State Highway 68 via south on Glen Canyon Road to the property, located on the east side approximately 500 feet south of State Highway 68. The property is vacant and relatively flat, sloping slightly to the south. There are no significant drainage patterns. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on May I, 1995 via BaS Resolution No. 95-182, and WHEREAS, this Extension of Time will allow the applicant time to complete the site plan as stated in her letter of October 29, 1996, and the other conditions as required by BaS Resolution No. 95-182, and WHEREAS, this will be the first Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058.2325B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. . . . PAGE 2 OF 2 BK 2841 PG 336 FEE~9701170 RESOLUTION NO. 97-9 Page 2 f. There are no significant environmental features affecting the site. g. This request complies with the Extension of Time Policy. MOHA VE COUNTY BOARD OF SUPERVISORS WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on December 11, 1996, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: I. Continued compliance with the conditions of BaS Resolution No. 95-182. 2. This Extension of Time will be in effect until May 1, 1997. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, December 21, 1996, and posted December 20, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 6, 1997, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein. ~~~ Carol S.
