A RESOLUTION SETTING FORTH AN ABANDONMENT AND REVERSION TO ACREAGE OF
LOTS 10 AND 11, BLOCK 8; LOTS 6 AND 7, BLOCK 9; LOT 7, BLOCK 11; AND LOTS 7, 8, 9,
10,11 AND 12, BLOCK 14, SUNSET RANCHOS, TRACT 4046-B, IN SECTION 13, TOWNSHIP
19 NORTH, RANGE 22 WEST, IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
6, 1997, a public hearing was conducted to determine whether approval should be given for an abandonment
and reversion to acreage as requested by Burton Engineering, representing Mashura Properties, LLC of
Bullhead City, Arizona, and
WHEREAS, the site is in the South Mohave Valley, east of State Highway 95 and north of Camp
Mohave Road. Access to the site is from State Highway 95 via east on Camp Mohave Road to Mountain
View Road, then north on Mountain View road approximately two-thirds mile to Sundance Drive, then east
on Sundance Drive approximately one-quarter mile to Nicholas Drive. The lots are along the east side of
Nicholas Drive and Roberts Way, with the exception of Lot 7, Block 11, being on the west side of Roberts
Way. The lots to be abandoned and reverted to acreage are currently unoccupied. The site traverses several
washes of which all flow to the Colorado River. This abandonment and reversion to acreage is required
by BaS Resolution No. 96-11, dated January 2, 1996, which approved the preliminary plan for Sunset
Ranchos II, Tract 4156. This abandonment and reversion to acreage will allow for the dividing of the II
lots platted in Sunset Ranchos, Tract 4046-B, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the majority of the land
described to be in Zone C, not a FEMA Special Flood Hazard Area, excepting Lots 10 and II, Block 8
residing in Zone A, a FEMA Special Flood Hazard Area, and
WHEREAS, following are Findings of Fact for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The property is designated as an Urban Development Area.
c. The proposed action is in conformance with the Mohave County General Plan.
d. The are no environmental issues affecting the site except for the above mentioned FEMA
Special Flood Hazard Area, and

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 11, 1996, the Commission recommended APPROVAL for an Abandonment and Reversion to
Acreage subject to the following:
1. The Abandonment and Reversion to Acreage will become effective upon the recordation of
the Final Plat for Sunset Ranchos II, Tract 4156.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, December 21, 1996, and December 28, 1996, and posted
December 20, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, January 6,1997, APPROVED this Abandonment and Reversion to Acreage as recommended
by the Mohave County Planning and Zoning Commission and outlined herein.
