A RESOLUTION SETTING FORTH AN ABANDONMENT OF A 16-FOOT PUBLIC UTILITY
EASEMENT BETWEEN LOTS 6 AND 7, BLOCK 9; THE 8-FOOT PUBLIC UTILITY
EASEMENT ALONG LOTS 7, 8, 9, 10, 11 AND 12, BLOCK 14; THE 8-FOOT PUBLIC UTILITY
EASEMENT ALONG LOT 7, BLOCK 11; THE 8-FOOT BY 30-FOOT ANCHOR EASEMENTS
BETWEEN LOTS 7 AND 8, BLOCK 14, BETWEEN LOTS 9 AND 10, AND BETWEEN LOTS 11
AND 12, BLOCK 8, SUNSET RANCHOS, TRACT 4046-B, IN SECTION 13, TOWNSHIP 19
NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
6, 1997, a public hearing was conducted to determine whether approval should be given for an abandonment
of three 8-foot by 30.foot anchor easements, a 16.foot public utility easement (PUE) and two 8-foot PUEs
as requested by G. Kelly Grier of Burton Engineering, representing Mashura Properties, LLC of Bullhead
City, Arizona, and
WHEREAS, the site is in the South Mohave Valley, east of Highway 95 and north of Camp Mohave
Road. Access to the site is from Highway 95 via east on Camp Mohave Road to Mountain View Road, then
north on Mountain View Road approximately two-thirds mile to Sundance Drive, then east on Sundance
Drive approximately one-quarter mile to Nicholas Drive. The public utility easements are within the lots
fronting Nicholas Drive and Roberts Way. The public utility easements to be abandoned are currently
unoccupied. The site traverses several washes of which all flow to the Colorado River. These
abandonments are required by BaS Resolution No. 96.11, dated January 2, 1996, which approved the
preliminary plan for Sunset Ranchos II, Tract 4156. Sunset Ranchos II will have front-yard public utility
easements, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the land described to be in
Zone C, not a FEMA Special Flood Hazard Area, and
WHEREAS, following are Findings of Fact for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The property is designated as an Urban Development Area.
c. The proposed action is in conformance with the Mohave County General Plan.
d. The Abandonment will not deny any lot from receiving public utility service, and

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December II, 1996, the Commission recommended APPROVAL for an Abandonment subject to the
following:
I. That the Final Plat for Sunset Ranchos II, Tract 4156, granting 8-foot public utility
easements along the rear of Lots 1 through 12, Block I and along the rear of Lots 1 and 2,
Block 4, be recorded. The Abandonment will become effective upon the recordation of the
Final Plat for Sunset Ranchos II, Tract 4156.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, December 21, 1996, and December 28, 1996, and posted
December 20, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, January 6, 1997, APPROVED this Abandonment as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
