NEV. OF SECTION 8, LYING SOUTHERLY OF INTERSTATE 15, IN TOWNSHIP 40 NORTH, RANGE 15 WEST, FOR A MOBILE HOME PARK IN A C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE, IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 7, 1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by Michael Hart of S1. George, Utah, and WHEREAS, this property is located south of Interstate IS and west of the Interstate 15/Littlefield Interchange. The site is accessed from Interstate 15 via south at the Littlefield Interchange exit to Mohave County Highway 91, then southwest on County Highway 91 approximately one-half mile to the site, located on the north side between Interstate IS and County Highway 91. The property is vacant, relatively flat, sloping slightly to the southwest toward the Virgin River. The surrounding land uses consist of vacant land and a few single-family residences. There is a school to the south. There are no significant drainage patterns, and WHEREAS, the applicant requests this Zoning Use Permit to allow for developing a 145-space mobile home park. The Mohave County General Plan designates this area as a Rural Development Area and an Outlying Community, and WHEREAS, a review ofFEMA FIRM Panel #040058-0025B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. -. ." ~ ~ . . PAGE 2 OF 2 BK 2882 PG 883 FEE~9718188 RESOLUTION NO. 97-94 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 12, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: I. This Zoning Use Permit is for a mobile home park in a C-2H (General Commercial Highway Frontage) zone. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.1 (Mobile Home Park Plan Requirements) must be completed and approved prior to approval of permits. In addition, a drainage report will have to be submitted. 3. The appropriate zoning, building, environmental, and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors, if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 22, 1997, and posted on March 21, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 7, 1997, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
