RESOLUTION NO. 97-91 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAT FOR CENTENNIAL PARK, UNIT I, TRACT 3505, BEING A SUBDIVISION OF A PORTION OF SECTION 18, TOWNSHIP 41 NORTH, RANGE 6 WEST, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on March 24, 1997, a public hearing was conducted to determine whether approval should be granted for the Final Subdivision Plat of Centennial Park, Unit I, Tract 3505, and WHEREAS, the owner/developer of this subdivision is Basic Development Corporation, Colorado City, Arizona, and WHEREAS, Rosenberg Associates, St. George, Utah, is the engineer of record for the proj ect, and WHEREAS, a Revised Preliminary Plan depicts 90.09 acres subdivided into 63 single-family residential lots, two commercial lots, and a neighborhood park/open space lot. Tract 3505 is not phased. This Final Plat includes the entirety of the subdivision tract, and WHEREAS, services for the subdivision will be provided by the following: electricity by Garkane Electric Power Cooperative; telephone service by South Central Utah Telephone Association; central water by Centennial Park Utility Company; sewage treatment will be achieved through individual on-site septic or alternative disposal systems; solid waste (garbage) disposal service is not available, but solid waste may be hauled to the landfill in the Town of Colorado City; the subdivision will receive fire protection from the Tovm of Colorado City Fire Department, and WHEREAS, the Final Plat and required docwnentation for Centennial Park, Unit I, Tract 3505, has been reviewed. The requirements of the Preliminary Plan, as outlined in the Mohave County Subdivision Regulations, appear to have been satisfied, and WHEREAS, the Board of Supervisors, at their regular meeting on March 10, 1997, accepted, per BOS Resolution No. 97-57, the As-Built Improvement Plans for the majority of the improvements in the subdivision, and approved the use of a partial assurance in the amount of the cost estimate approved by the Mohave County Public Works Department, being $53,507.50, as an assurance for the subdivision in its entirety, for the completion of all required improvements. The Chairman of the Board of Supervisors shall have the authority to approve the assurances submitted, if the cost estimate is revised and recommended for approval by the County Engineer and County Attorney's Office, and RESOLUTION NO. 97-91 Page 2 . . WHEREAS, the advertising requirements have been met throughout this subdivision process as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, March 24, 1997, APPROVED the Final Plat for Centennial Park, Unit I, Tract 3505, and the corresponding assurance subject to the following conditions: 1. A current title report (dated within 30 days of recordation) must be furnished to the Planning and Zoning Department prior to recordation. 2. The developer will make the same commitments for improvements in the prospectus to the State Real Estate Commission as required for approval of this tract by the Board, and a final copy of the State Real Estate Report shall be submitted to the Planning and Zoning Department. 3. Lots within the recorded Final Plat of this development will not be further divided. 4. Legal access must be provided to the subdivision from State Highway 389 prior to the recordation of the Final Plat. If separate dedications of public rights-of-way are necessary to achieve this access, the rights-of-way must be referenced to record on the Final Plat. 5. Prior to recordation, the Final Plat must be corrected to address the items of review as stated in the Planning and Zoning comment letter dated March 6,1997, and in the Public Works letter dated February 25, 1997 (Exhibits A and B, respectively). BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be submitted to Planning and Zoning for distribution and review.
