RESOLUTION NO. 97-55
A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAT FOR
COURTNEY PARK EAST, TRACT 4147-B, BEING A SUBDIVISION OF A PORTION OF THE
SWv.. OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE
VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on February
18, 1997, a public hearing was conducted to determine whether approval should be granted for the Final
Subdivision Plat of Courtney Park East, Tract 4147-B, and
WHEREAS, the owner/developer of this subdivision is Dennis Gootrad, Mohave Development, Inc.
of Westlake Village, California, and
WHEREAS, Burton Engineering, Inc. of Bullhead City, Arizona, is the engineer of record for the
project, and
WHEREAS, the Preliminary Plan for this subdivision was conditionally approved by the Board of
Supervisors on July 6, 1992, per BOS Resolution No. 92-232. The Final Plat for Phase A of this subdivision
was approved by the Board on May 3, 1993, per BOS Resolution No. 93-143, and was recorded on May 20,
1993. The acceptance of the As-Built Improvement Plans and the release of all remaining assurances for
Tract 4147-A was approved on June 3,1996, per BOS Resolution No. 96-182. The Final Plat for Courtney
Park East, Tract 4l47-B, includes 2.96 acres subdivided into 16 multi-family residential lots and a private
roadway parcel, and
WHEREAS, services for the subdivision will be provided by the following: electric power will be
provided by Mohave Electric Cooperative; phone service will be provided by Citizens Utilities Company;
central water service will be provided by Bermuda Water Company; central sewage disposal will be
provided by the Fort Mojave Tribal Utility Authority; solid waste (garbage) disposal will be provided by
Tri-State Refuse; natural gas is being provided by Southwest Gas Corporation; and the subdivision is located
within the Fort Mojave Mesa Fire District, and
WHEREAS, the Final Plat and required documentation for Courtney Park East, Tract 4147-B, has
been reviewed. The requirements of the Preliminary Plan appear to have been satisfied, and

WHEREAS, the developer has submitted an assurance in the amount of the cost estimate approved
by the Mohave County Public Works Department, being $ 55,263.34, as an assurance for this subdivision
in its entirety for the completion of all required improvements. The Chairman of the Board of Supervisors
shall have the authority to approve the assurances submitted, if the cost estimate is revised and
recommended for approval by the County Engineer and County Attorney's Office, and
WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting
on Tuesday, February 18, 1997, APPROVED the Final Plat for Courtney Park East, Tract 4147-B, subject
to the following conditions:
I. A current title report (dated within 30 days of recordation) must be furnished to the Planning
and Zoning Department prior to recordation.
2. The developer will make the same commitments for improvements in the prospectus to the
State Real Estate Commission as required for approval of this tract by the Board, and a final
copy of the State Real Estate Report shall be submitted to the Planning and Zoning
Department.
3. The developer shall submit to Planning and Zoning current signed contracts for service from
each utility or service provider prior to the recordation of this phase of the subdivision.
4. Lots within the recorded Final Plat of this development will not be further divided.
BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be
submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these
conditions have been met, together with the executed mylars and appropriate recording fees, the Director
of Planning and Zoning will obtain the necessary signatures from the County departments and officials and
cause the Final Plat for Courtney Park East, Tract 4147-B, to be recorded.
