AND THE NY, NY, SY, NWV. SWv. OF SECTION 22, LYING WESTERLY OF US HIGHWAY 93, IN TOWNSHIP 16 NORTH, RANGE 13 WEST, FROM A (GENERAL) ZONE TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE, IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 5, 1997, a public hearing was conduc1ed to determine whether approval should be granted to Rezone the above described property as reque~ted by Myron E. and Luchia Storing, Co-Trustees, 1 st Bengal Lancers Trust, of Wikieup, ArizoBa, and ' WHEREAS, this property is located north of the outlying community ofWikieup and west of US Highway 93. The site is accessed directly from US Highway 93 to the west and is located approximately four-tenths (0.4) of a mile north of Chicken Springs Road. The property has several old unused roadside business buildings on it and is relatively flat, sloping slightly to the south. The surrounding land uses consist of a few single-family residences and vacant land. There are no significant drainage patterns, and WHEREAS, the applicant requests this zone change to allow for a recreational vehicle park with supporting services. The Mohave County General Plan designates this area as a Rural Development Area and an Outlying Community, and WHEREAS, a review ofFEMA FIRM Panel #040058-2913B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and the effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. '.0- RESOLUTION NO. 97-150 Page 2 ; . . f'AGE 2 OF 2 BK 2899 f'G 379 FEE~9725003 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 9, 1997, the Commission recommended APPROVAL for a Rezone subject to the following: 1. This property will be rezoned C-2H (General Commercial Highway Frontage). 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.1 (Recreational Vehicle Park Plan Requirements) must be completed and approved prior to approval of permits. A Drainage Report will have to be submitted. 3. Any additional commercial use will require that Section 27.P (Site Plan Requirements) be completed and approved prior to approval of permits. 4. The appropriate zoning, building, environmental, and floodplain permits will be obtained prior to construction. 5. The-rezone shall not become effective until at least 30 days after final approval ofthe change in classification by the Board of Supervisors, as per ARS 11-829E. 6. If these conditions are not met within one year, this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board of Supervisors (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6,11-832. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 19, 1997, and posted on April 18, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 5,1997, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein. \\\\1\111 \ 1\l1l fillllffflh/n ,,<~~iP~~ :tf%.
