A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON THE S\I, OF LOT 9, MOHA VE
MESA, TRACT 1021, IN SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FOR A
MANUFACTURED HOME AS AN OFFICE IN A C-2 (GENERAL COMMERCIAL) ZONE, IN
THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 5,
1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above described property as requested by Harlon and Renee Taylor of Ogden, Utah, and
,
WHEREAS, this property is located south of Bullhead City, west of State Highway 95 between El
Rodeo Road and Joy Lane. The site is accessed directly from State Highway 95 and is located
approximately 360 feet south of Gardena Road. The property has mini-storage units on it and is relatively
flat, sloping slightly to the west toward the Colorado River. The surrounding land uses consist of other
general commercial businesses along State Highway 95. There are no significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit for a manufactured home as an office
in a C-2 (General Commercial) zone. This area allows C-2H uses as allowed by Mohave County Zoning
Regulations, Section 21.B.5, General Commercial, Uses Permitted. The Mohave County General Plan
designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be
in Zone AO, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
e. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site, except for the noted
Special Flood Hazard Area.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
April 9, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

1. This Zoning Use Permit is for a manufactured home to be used as an office in a C-2 (General
Commercial) zone and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. 1bis Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property wo~ld be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, April 19 , 1997, and posted on April 18, 1997, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May 5, 1997, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
