OF LOT 23, PARADISE ACRES, UNIT I, IN THE SWv. NWV. OF SECTION 14, TOWNSHIP 21 NORTH, RANGE 18 WEST, FOR A MOBILE HOME PARK IN AN A-R/2A (AGRICULTURAL- RESIDENTIALffWO ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 7, 1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by Ramon Perez of Golden Valley, Arizona, and WHEREAS, this property is located south of State Highway 68 between Aztec Road and Bacobi Road. The site is accessed from State Highway 68 via south on Heber Road to the site, located on the southwest comer of Heber Road and Crystal Drive. The property is vacant and relatively flat, sloping slightly to the southwest. The surrounding land uses consist of single-family residences and vacant land. There are no significant drainage patterns, and WHEREAS, the applicant requests this Zoning Use Permit for a mobile home park in an A-R/2A (Agricultural-Residential/Two Acre Minimum Lot Size) zone. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 12, 1997, the Commission recommended DENIAL for a Zoning Use Permit based upon the following: . . RESOLUTION NO. 97-118 Page 2 1. The proposed development is inconsistent with existing land uses of the surrounding area. 2. Opposition from the surrounding property owners. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, March 22, 1997, and posted on March 21,1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 7, 1997, DENIED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
