A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOTS 2 AND 3, EXCEPT THE
NORTHERLY 150 FEET, BLOCK F, GOLDEN SAGE RANCHOS, UNIT 57, IN SECTION 12,
TOWNSHIP 21 NORTH, RANGE 18 WEST, FOR A RESIDENCE IN A C-2H (GENERAL
COMMERCIAL HIGHWAY FRONTAGE) ZONE, IN THE GOLDEN V ALLEY AREA, MOHA VE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 2,
1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above-described property as requested by Ralph and Mary H. Merrill of Golden Valley, Arizona, and
WHEREAS, this property is located north of State Highway 68 between Tooman Road and Bacobi
Road. The site is accessed directly from State Highway 68 and is located on the northwest corner of State
Highway 68 and Bowie Road. The property is relatively flat, sloping slightly to the southwest with a small
strip mall along State Highway 68 and a mini-storage behind it. The surrounding land uses consist of other
commercial businesses along the highway, single-family residences and vacant property. There are no
significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit for a mobile home as a residence, which
will be located on the northeast corner of this property. The Mohave County General Plan designates this
area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above-proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 14, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the

I. This Zoning Use Permit is for a mobile home as a residence, which will be located on the
northeast corner of this property, and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
3. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, May 17, 1997, and posted on May 16, 1997, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, June 2, 1997, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
