MOHAVE COUNTY RECORDE 06/09/97 02'46P PAGE 1 OF 2 MOHAVE COUNTY BDARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 97-173 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 6, BLOCK 4, SUN VALLEY, TRACT 4064-A, IN SECTION 1, TOWNSHIP 18 NORTH, RANGE 22 WEST, FOR A MODEL HOME IN AN R-O (SINGLE FAMILY RESIDENTIALlMOBILE HOMES PROHIBITED) ZONE, IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 2, 1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above-described property as requested by Glen A. Rajaniemi, representing Mountain View Homes of Bullhead City, Arizona, and WHEREAS, this property is located south of Bullhead City, east of State Highway 95 between Lipan Boulevard and Boundary Cone Road. The site is accessed from State Highway 95 via east on Lipan Boulevard to Bison Avenue, then south on Bison Avenue to Midgo Drive, then east on Midgo Drive to Jaguar Drive, then south on Jaguar Drive to the site, located on the west side approximately 200 feet south of Mid go Drive. The property has a single-family residence on it with the garage being converted for use as a model home. The surrounding land uses consist of several completed single-family residences and vacant lots. There are no significant drainage patterns, and WHEREAS, the applicant requests this Zoning Use Permit for a model home in an R-O (Single Family ResidentiallMobile Homes Prohibited) zone. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 14, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: . . . This Zoning Use Permit is for a model home in an R-O (Single Family ResidentiallMobile Homes Prohibited) zone and activities related thereto, including the selling of homes within the SUN V ALLEY, Tract 4064-A, subdivision. No off-site sales will be allowed. 2. The house will be fully functional, and when it is no longer being used as a model home it will be reconfigured to a single-family residence. 3. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. 4. The appropriate zoning, building, environmental, and floodplain permits will be obtained prior to construction. 5. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 6. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 17, 1997, and posted on May 16, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
