A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAT FOR SUN
VALLEY, TRACT 4064-B, BEING A SUBDIVISION OF A PORTION OF THE NEY4 OF
SECTION 1, TOWNSHIP.18 NORTH, RANGE 22 WEST AND A PORTION OF THE SEY4 OF
SECTION 36, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE VALLEY
AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at a special meeting of the Mohave County Board of Supervisors held on August 18,
1997, a public hearing was conducted to determine whether approval of a subdivision final plat should be
granted for Sun Valley, Tract 4064-B, and
WHEREAS, the owner/developer of this subdivision is McCormick Properties of Bullhead City,
Arizona, and Burton Engineering, Inc., of Bullhead City, Arizona, is the engineer of record for the
subdivision, and
WHEREAS, the property is located approximately four miles south of Bullhead City. The site is
accessed via State Highway 95, then east one and one-half miles on Lipan Boulevard to the subdivision, and
WHEREAS, the Preliminary Plan for this subdivision was approved by the Board of Supervisors
on December 5, 1988, per Planning and Zoning Commission Resolution No. 88-172. A revised Preliminary
Plan was approved by the Board of Supervisors on May I, 1991, per Board of Supervisors Resolution
No.91-l18 and March 10, 1997, per Board of Supervisors Resolution No. 97-67. The Final Plat for Phase
A of this subdivision was approved by the Board of Supervisors on November 4, 1991, per Board of
Supervisors Resolution No. 91-273. Phase A was recorded on February 27, 1992. The improvements within
Phase A have not been completed, and the acceptance of any as-built improvement plans and the release of
all remaining assurances for Phase A has not been approved. This Final Plat for Sun Valley, Tract 4064-B,
includes 36.23 acres subdivided into 99 residential lots, three (3) privately owned utility easement parcels
and one (1) drainage easement parcel, and
WHEREAS, services for the subdivision will be provided by the following: Electric service by
Mohave Electric Cooperative; telephone service by Citizens Communications; central water service by
Bermuda Water Company; central sewer service by Sorenson Utility Company and the Fort Mohave Tribal
Utilities Authority; and solid waste service by Tri-State Refuse Company. The subdivision is located within
the Fort Mojave Mesa Fire District and FEMA Flood Zone A, and

WHEREAS, the Final Plat and required documentation for Sun Valley, Tract 4064-B, has been
reviewed and approved. The requirements of the Preliminary Plat have been satisfied, and
WHEREAS, the developer has submitted an assurance in the amount of the cost estimate approved
by the Mohave County Public Works Department in the amount of$611,234.91, for the entire subdivision
for completion of all required improvements. The Chairman of the Board of Supervisors shall have the
authority to approve the assurances submitted, if the cost estimate is revised and recommended for approval
by the County Engineer and County Attorney's Office, and
WHEREAS, the advertising requirements have been met throughout the subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting
on Monday, August 18, 1997, APPROVED this Pinal Plat for Sun Valley, Tract 4064-B, subject to the
following conditions:
1. Arizona Department of Environmental Quality approvals of construction will be required
prior to the recordation of the Final Plat.
2. A statement of Water Adequacy from the Arizona Department of Water Resources has been
submitted prior to recordation of the Final Plat.
3. An approved method of assurance and/or surety shall be provided in the amount of the cost
estimate, being $611,234.91, as approved by the Mohave County Public Works Department,
for the final recorded plat of this tract in its entirety and all required site improvements. The
Chairman of the Board of Supervisors shall have the authority to approve the assurances, if
revised.
4. A current title report, dated within thirty (30) days of recordation, must be furnished to the
Planning and Zoning Department prior to recordation of the Final Plat.
5. A signed, final copy of the Conditions, Covenants, and Restrictions for this tract shall be
submitted to the Planning and Zoning Department prior to the recordation of the Final Plat.
6. A signed, approved final copy of the homeowners association (if any) Articles of
Incorporation for this tract must be submitted to the Planning and Zoning Department prior
to recordation ofthe Final Plat.
7. The Board of Supervisors approves required zoning changes separately and simultaneously
with the recording of the Final Plat.
8. A copy of the final, signed real estate report to the Arizona Department of Real Estate shall
be submitted to the Planning and Zoning Department prior to the recordation of the Final
Plat.

9. The developer shall submit to the Planning and Zoning Department signed copies of
contracts for service, or "will serve" letters from each public and/or private utility and service
provider to the subdivision prior to the recordation of the Final plat.
10. Lots, as described thereon the recorded Final Plat for this development, shall not be further
subdivided.
11. Any conditions set forth in Board of Supervisors Resolution Nos. 91-118 and 97-67 shall be
satisfied prior to recordation of the Final Plat.
NOW BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall
be submitted to the Planning and Zoning Department for distribution and review. Upon receipt of evidence
that these conditions have been met, together with the signed mylar drawings of the subdivision and
appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures for the
County departments and officials, and cause the Final Plat for Sun Valley, Tract 4064-B, to be recorded.
