WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 4, 1997, a public hearing was conducted to determine whether approval should be granted to Rezone the above- described property as requested by Alfred W. Hodge of Kingman, Arizona, and WHEREAS, this property is located north of the City of Kingman, east of Stockton Hill Road and north of Northern Avenue. The site is accessed from Stockton Hill Road via east on Northern Avenue to North Bond Street, then north on North Bond Street to Neal Avenue, then east on Neal Avenue to the site, located on the south side approximately 325 feet east of North Bond Street. The property is vacant and relatively flat, sloping slightly to the southeast. The surrounding land uses consist of single family residences to the north, east, and west, and several commercial businesses to the south. There are no significant drainage patterns, and WHEREAS, the applicant requests this zone change to allow for single-family residences on these lots. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and the effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above-proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 9, 1997, the Commission recommended APPROV AL for a Rezone subject to the following: . . PAGE" OF 2 BK 2941 PG 627 - FEn9741925 RESOLUTION NO. 97-289 Page 2 1. Lots 13 and 14, Block 178, NEW KINGMAN ADDITION, Unit 10, Tract 1103, will be rezoned R-1 (Single Family Residential). 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. 3. The appropriate zoning, building, environmental, and floodplain permits will be obtained prior to construction. 4. The rezone shall not become effective until at least 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 19, 1997, and posted on July 18, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 4, 1997, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
