WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 4, 1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above-described property as requested by Alan R. Rogers of Kingman, Arizona, and WHEREAS, this property is located east of Stockton Hill Road and south of Northern A venue, north of the City of Kingman. The site is accessed from Stockton Hill Road, via east on Northern Avenue to the site, located on the southeast corner of Northern Avenue and North Roosevelt Street. The property is vacant and flat, sloping slightly to the east. The surrounding land uses consist of other commercial businesses along Northern Avenue to the north and single-family residences to the south. There are no significant drainage patterns. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on June 3, 1996, via BOS Resolution No. 96-210, and WHEREAS, this Extension of Time was requested by the applicant because he is selling the property and one ofthe conditions of the escrow is an extension to allow the buyer to meet the conditions of approval as required by BOS Resolution No. 96-210, and 'WHEREAS, this will be the first Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and 'WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. - '- . . The neighboring area contains other like land uses similar to the above-proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. g. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 9,1997, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: 1. Compliance with the conditions ofBOS Resolution No. 96-210. 2. This Extension of Time will be in effect until June 3, 1998. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 19, 1997, and posted on July 18, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 4, 1997, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
