A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF A
PORTION OF THE WYZ SWY4 NWY4 OF SECTION 10, LYING WESTERLY OF US HIGHWAY
93, TOWNSHIP 16 NORTH, RANGE 13 WEST, FROM A-R/I0A (AGRICULTURAL-
RESIDENTIALffEN ACRE MINIMUM LOT SIZE) ZONE TO C-2H (GENERAL COMMERCIAL
HIGHWAY FRONTAGE) ZONE, IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 4,
1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be
granted for the above-described property as requested by Richard Johnson of Searchlight, Nevada who is
leasing this property from the owners, David 1. and Fair M. Herman of Yerington, Nevada, and
WHEREAS, this property is located on the west side of US Highway 93, approximately three miles
north of Wikieup, Arizona. The site is accessed directly from US Highway 93. The property has what
appears to be an old business building on it. The property is relatively flat, sloping slightly to the east. The
surrounding land uses consist of other vacant lots and a few scattered residences. There are no significant
drainage patterns. The Mohave County General Plan designates this area as a Rural Development Area, and
WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors
on July I, 1996 via BOS Resolution No. 96-243, and
WHEREAS, this Extension of Time was requested due to unforeseen medical problems by the
applicant, Mr. Johnson. This extension will allow the applicant time to complete the conditions of approval
as required by BOS Resolution No. 96-243, and
WHEREAS, this will be the first Extension of Time for this property, and
WHEREAS, a review ofFEMA FIRM Panel #040058-29118 indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.

d. The site has legal access.
e. There are no significant environmental features affecting the site.
f. This request complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
July 9,1997, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject
to the following:
1. Compliance with the conditions ofBOS Resolution No. %-243.
2. This Extension of Time will be in effect until July 1,1998.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, July 19, 1997, and posted on July 18, 1997, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, August 4, 1997, APPROVED this Extension of Time for a Rezone as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
