INDEXED MICROFlLMED 9741973 BK2941PG593 OFFICIAL RECORDS OF MOHAVE COUNTY, JOAN MC CALL, MOHAVE COUNTY RECORDE 08/06/97 03:55P PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 97-274 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON THE SEY4 OF PARCEL 325, IN THE SWY4 SEY4 OF SECTION 20, TOWNSHIP 21 NORTH, RANGE 18 WEST, FOR A SECONDARY RESIDENCE IN AN A-R/I0A (AGRICULTURAL-RESIDENTIALffEN ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 4, 1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above.described property as requested by Jerlyn Hagar of Golden Valley, Arizona, and WHEREAS, this property is located south of State Highway 68, between Verde Road and Colorado Road. The site is accessed from State Highway 68 via south on Verde Road to Bolsa Drive, then west on Bolsa Drive to the site, located on the northeast corner of Bois a Drive and Santa Maria Road. The property has a single-family residence on it and is relatively flat, sloping slightly to the southeast. The surrounding land uses consist of vacant land and a few scattered single-family residences. There are no significant drainage patterns, and WHEREAS, the applicant requests this Zoning Use Permit to allow for a secondary residence in an A-R/10A (Agricultural-ResidentialfTen Acre Minimum Lot Size) zone for the applicant's mother. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 9, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: " . . PAGE 2 OF 2 BK 2941 PG 594 FEE~9741973 RESOLUTION NO. 97-274 Page 2 I. This Zoning Use Permit is for a mobile home as a secondary residence on this property and the activities related thereto. The floor area.of the secondary residence may not be greater than one-half the floor area of the primary residence. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.R (Accessory or Secondary Residence Requirements) and a site plan in accordance with Section 27.R must be completed and approved prior to approval of permits. 3. The appropriate zoning, building, environmental, and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 19, 1997, and posted on July 18, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 4,1997, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
