A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 14, BLOCK 6, SUN
VALLEY, TRACT 4064-A, IN SECTION 1, TOWNSHIP 18 NORTH, RANGE 22 WEST, FOR A
SALES OFFICE AND MODEL HOME IN AN R-l (SINGLE FAMILY RESIDENTIAL) ZONE, IN
THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
6,1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above-described property as requested by A & B Quality Construction, Inc., being represented by Robert
Pearce of Bullhead City, Arizona, and
WHEREAS, this property is located east of State Highway 95, between Lipan Bollievard and
Boundary Cone Road. The site is accessed from State Highway 95 via east on Lipan Boulevard to Bison
Avenue, then south on Bison Avenue to the site, located on the west side approximately 150 feet north of
Pawnee Trail. The property has a single-family residence under construction on it and is relatively flat,
sloping slightly to the west toward the Colorado River. The surrounding land uses consist of vacant lots,
completed single-family residences, and single-family residences in different stages of construction. There
are no significant drainage patterns noted, and
WHEREAS, the applicant requests this Zoning Use Permit for a sales office and model home. The
Mohave County General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be
in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above-proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site, except for the noted
Special Flood Hazard Area.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
September 10, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
I. This Zoning Use Permit is for a sales office and model home in an R-I (Single Family
Residential) zone and activities related thereto, including the selling of homes within the
SUN VALLEY, Tract 4064, subdivision. No off-site sales will be allowed.
2. The house will be fully functional and, when it is no longer being used as a sales office and
model home, it will be reconfigured to a single-family residence and garage, and will be
inspected by the Mohave County Building Department for compliance with the building
code.
3. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Reglliations.
4. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
5. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
6. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, September 20,1997, and posted on September 19, 1997,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Mond~lI6ilfih9ber 6, 1997, APPROVED this Zoning Use Permit as recommended by the Mohave County
