RESOLUTION NO. 97-342
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF A
PORTION OF THE W\I, SEv.. OF SECTION 32, TOWNSHIP 41 NORTH, RANGE 15 WEST,
FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO R-MH (SINGLE FAMILY
RESIDENTIAL MOBILE HOME) ZONE, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
6, 1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should
be granted for the above-described property as requested by Eugenie M. Broussard of Danville, California,
and
WHEREAS, this property is located west of County Highway 91 and north of the Interstate 15 and
Highway 91 Interchange in the Littlefield area, and is located on the west side of the Beaver Dam Wash.
The site is accessed from Highway 91 via west on a local road known as "Old Pioneer Road" to the southern
edge of Ms. Broussard's property, then northwest on a IS-foot Ingress and Egress (I&E) easement to the site.
The site is to the northeast of the extension of this I&E. The property is vacant and relatively flat, sloping
to the east toward the Beaver Dam Wash. The surrounding land uses consist of the Virgin Village No. I
subdivision to the northeast and Virgin Village No.2 subdivision to the north. The property to the west is
part of the Virgin Acres Tract No.1 and is vacant. The Mohave County General Plan designates this area
as a Rural Development Area and an Outlying Community, and
WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors
on June 5, 1995, via BOS Resolution No. 95-216. It was extended for the first time with BOS Resolution
No. 96-399 on December 2, 1996, and
WHEREAS, this Extension of Time will allow the applicant to complete the conditions as required
by BOS Resolution Nos.95-216 and 96-399, and
WHEREAS, this will be the second Extension of Time for this property, and
WHEREAS, a review ofFEMA FIRM Pane1l'040058-00Z5B indicates the parceTOescribed to be
in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:

a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above-proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site, except for the noted
Special Flood Hazard Area.
g. This request complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
September 10,1997, the Commission recommended APPROVAL for an Extension of Time for a Rezone
subject to the following:
1. Compliance with the conditions of BOS Resolution No. 95-216.
2. This Extension of Time will be in effect until June 5, 1998.
3. This will be the last Extension of Time unless significant progress is made to complete the
conditions ofBOS Resolution No. 95-216.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, September 20, 1997, and posted on September 19, 1997,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 6,1997, APPROVED this Extension of Time for a Rezone as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
