A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT
ON LOT 186, IN SECTION 29, TOWNSHIP 23 NORTH, RANGE 16 WEST, FOR A SECONDARY
RESIDENCE IN AN A-R/lOA (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT
SIZE) ZONE, IN THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September
2, 1997, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use
Permit should be granted for the above-described property as requested by Dayton and Betty J. Lundy of
Kingman, Arizona, and
WHEREAS, this property is located east of Stockton Hill Road, north ofthe City of Kingman, The
site is accessed from Stockton Hill Road via east on Wilks Ranch Road to Cherum Road, then south on
Cherum Road to Calle Parral, then east on Calle Parral to the site, located on the north side of Calle Parral
approximately 500 feet east of Avenida Del Burro. The property has a single-family residence on it and the
southern portion ofthe lot along Calle Parra! is relatively flat, sloping to the southwest, while the northern
portion rises sharply to the north. The surrounding land uses consist of vacant lots and a few single-family
residences. There are no significant drainage patterns. The Mohave County General Plan designates this
area as a Rural Development Area, and
WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of
Supervisors on July I, 1996 per BOS Resolution No. 96-250, and
WHEREAS, the applicant requested in a letter received by the Planning and Zoning Department
on June 18, 1997, that the Zoning Use Permit be extended for one year due to a septic moratorium for this
area and that the requirement for an alternative system has made the cost prohibitive, and
WHEREAS, this will be the first Extension of Time for this property, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2155B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations,
b. The proposed action and effect complies with the Mohave County General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
f. This request complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
August 13, 1997, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use
Permit subject to the following:
I. Compliance with the conditions of BOS Resolution No. 96-250.
2. This Extension of Time will be in effect until July 1, 1998.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, August 16, 1997, and posted on August 15, 1997, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, September 2, 1997, APPROVED this Extension of Time for a Zoning Use Permit as
recommended by the Mohave County Planning and Zoning Commission and outlined herein.
