OF SECTION 5, TOWNSHIP 20 NORTH, RANGE 13 WEST, FROM A-R110A (AGRICULTURAL-RESIDENTIALffEN ACRE MINIMUM LOT SIZE) ZONE TO C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE, IN THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 3, 1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above-described property as requested by Leo A. Horner, President, Silver Ranch Corporation of Phoenix, Arizona, and WHEREAS, this property is located south of Interstate 40 and west of US Highway 93, approximately one mile south of the Interstate 40 and US Highway 93 intersection. The site is accessed from US Highway 93 and is on the southeast corner of the US Highway 93 and Crazy Horse Road intersection. The property is vacant and has rolling, hilly terrain, rising moderately toward the south, There are no significant drainage patterns. The surrounding property is vacant. The Mohave County General Plan designates this area as a Suburban Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on July 5, 1995, via BOS Resolution No. 95-302. It was extended for the first time with BOS Resolution No. 96-381 on November 4, 1996, and WHEREAS, this Extension of Time will allow the applicant time to complete the conditions of approval as required by BOS Resolution Nos.95-302 and 96-381, and WHEREAS, this will be the second Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-2375B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. The site has legal access. e. There are no significant environmental features affecting the site. f. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 8, 1997, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: I. Compliance with the conditions ofBOS Resolution No. 95-302. 2. This Extension of Time will be in effect until July 5,1998. 3. This will be the last Extension of Time unless significant progress is made to complete the conditions ofBOS Resolution No. 95-302. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 18, 1997, and posted on October 17, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 3, 1997, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
