RESOLUTION NO. 97-395
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME OF THE ASSURANCES FOR
THE COMPLETION OF IMPROVEMENTS FOR GREENWOOD VILLAGE, UNIT I, TRACT
3804, BEING A SUBDIVISION OF SECTION 30, AND PORTIONS OF SECTIONS 29,31 AND 32,
TOWNSHIP 22 NORTH, RANGE 12 WEST, IN THE MOHA VE COUNTY GENERAL AREA,
MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
I, 1997, a public hearing was conducted to determine whether approval should be granted for an Extension
of Time of the assurances for the completion of all improvements in the above-referenced subdivision, and
WHEREAS, the developer of the subdivision is Beatrice Nikel-Zueger of 66 Development Limited
Liability Corporation, Valentine, Arizona. The project engineer of record is Frank Koski, P.E., Tucson,
Arizona, and
WHEREAS, the Final Plat of Greenwood Village, Unit I, Tract 3804, was recorded on November
5, 1996. The subdivision was not phased. Article 5.4 of the Mohave County Subdivision Regulations states:
"The duration of the performance bond or other assurance shall be for one (I) year from the date of
recording. Extensions of Time in one (I) year increments may be granted by the Board of Supervisors by
showing just cause.", and
WHEREAS, the developer has not submitted As-Built Improvement Plans to demonstrate that any
improvements have been completed in the subdivision. The outstanding assurance balance as of September
I, 1997, is $607,223.00, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October 8, 1997, the Commission recommended APPROVAL of an Extension of Time for the assurance
for this subdivision, for the completion of improvements in the subdivision, subject to the following
conditions:
I. This Extension of Time will be in effect until November 5,1998.
WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, December I, 1997, APPROVED this Extension of Time as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
