RESOLUTION NO. 97-392
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON THE SOUTHERLY 300 FEET
OF THE EV, OF LOT 3, BLOCK E, GOLDEN SAGE RANCHOS, UNIT 57, IN SECTION 12,
TOWNSHIP 21 NORTH, RANGE 18 WEST, FOR A RESIDENCE IN A C-2H (GENERAL
COMMERCIAL HIGHWAY FRONTAGE) ZONE, IN THE GOLDEN V ALLEY AREA, MOHA VE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November
3,1997, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above-described property as requested by Dr. Robert E. Bowen of Golden Valley, Arizona, and
WHEREAS, this property is located north of State Highway 68, between Bacobi Road and Tooman
Road. The site is accessed directly from State Highway 68 to the north and is located approximately 160
feet west of Bouse Road. The property has an existing doctor's office building on it and is relatively flat,
sloping slightly to the southwest. The surrounding land uses consist of other general commercial buildings
along State Highway 68 to the east; vacant lots and single-family residences are located to the north. There
are no significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit for a residence in a C-2H (General
Commercial Highway Frontage) zone, using the rear portion of the existing building. The Mohave County
General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October 8, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

I. This Zoning Use Permit is for a residence in a C-2H (General Commercial Highway
Frontage) zone and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
3. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, October 18, 1997, and posted on October 17, 1997, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, November 3, 1997, APPROVED this Zoning Use Permit as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
