WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 3, 1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above-described property as requested by Robert D. Willard of Golden Valley, Arizona, and WHEREAS, this property is located south of State Highway 68, between Estrella Road and Laguna Road. The site is accessed from State Highway 68 via south on Estrella Road to Brook Drive, then east on Brook Drive to the site, located on the north side of Brook Drive between Cibola Road and Concho Road. The property has a mobile home on it and the property is relatively flat, sloping slightly to the southeast. There are no significant drainage patterns. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on May 6, 1996, via BOS Resolution No. 96-158, and WHEREAS, this Extension of Time will allow the applicant time to accomplish the survey for the required parcel plat and the other conditions as required by BOS Resolution No. 96-158, and WHEREAS, this will be the first Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. . . . PAGE 2 OF 2 BK 2987 PG 596 FEE~9760552 RESOUJTION NO. 97-388 Page 2 d. The neighboring area contains other like land uses similar to the above-proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. g. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 8, 1997, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: I. Compliance with the conditions ofBOS Resolution No.96-158. 2. This Extension of Time will be in effect until May 6, 1998. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 18, 1997, and posted on October 17, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 3, 1997, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
