A RESOLUTION SETTING FORTH A REZONE OF LOT 8, BLOCK B, MAIRL YN ACRES,
TRACT 1201, IN SECTION 26, TOWNSHIP 19 NORTH, RANGE 22 WEST, FROM R-1I1A
(SINGLE FAMILY RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE TO R-E/40M
(RESIDENTIAL-RECREATIONIFORTY THOUSAND SQUARE FOOT MINIMUM LOT SIZE)
ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November
3, 1997, a public hearing was conducted to determine whether approval should be granted to Rezone the
above-described property as requested by Mildred Brunn, and Penny and Timothy Redfoot ofBu1lhead City,
Arizona,and
WHEREAS, this property is located east of State Highway 95, between EI Rodeo Road and Joy
Lane. The site is accessed from State Highway 95 via east on El Rodeo Road to Erin Drive, then south on
Erin Drive to the site, located on the west side approximately 150 feet north of Los Gauchos Road. The
property is vacant and relatively flat, sloping slightly to the west toward the Colorado River. The
surrounding land uses consist of vacant lots, single-family residences, several multi-family residences, and
commercial property along State Highway 95. There are no significant drainage patterns, and
WHEREAS, the applicant requests this zone change to allow for the purpose of installing two
mobile homes for owner occupancy. The Mohave County General Plan designates this area as an Urban
Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be
in Zone AO, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site, except the noted Special
Flood Hazard Area.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October 8, 1997, the Commission recommended APPROVAL for a Rezone subject to the following:
I. Lot 8, Block B, MAlRL YN ACRES, Tract 1201, will be rezoned to R-E/40M (Residential-
Recreation/Forty Thousand Square Foot Minimum Lot Size).
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regu1ations.
3. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
4. The rezone shall not become effective until at least 30 days after final approval of the change
in classification by the Board of Supervisors, as per ARS 11-829E.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, October 18,1997, and posted on October 17, 1997, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regu1ar meeting
on Monday, November 3, 1997, APPROVED this Rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
