A RESOLUTION SETTING FORTH THE RESCISSION OF BOS RESOLUTION NO. 96-59
WHICH APPROVED THE ZONING USE PERMIT ON A PORTION OF THE SY. NW'I. AND THE
SW'I. OF SECTION 13, TOWNSHIP 22 NORTH, RANGE 17 WEST, IN THE MOHA VE COUNTY
GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
1, 1997, a public hearing was conducted to determine whether approval should be granted for the Rescission
of the resolutions for the Zoning Use Permit for the above-described property as requested by the Mohave
County Planning and Zoning Department. The property owner is the Claude K. Neal Family Trust of
Kingman, Arizona, Rita B. Neal, Trustee, and
WHEREAS, this property is located north of the City of Kingman and east of Stockton Hill Road.
The site is accessed from Kingman via north on Stockton Hill Road to Fountain Hills Road and Bull
Mountain Road. The property is located on the northeast corner of the three-way intersection of Stockton
Hill Road, Fountain Hills Road and Bull Mountain Road. The property has a sales office for Sun Canyon
Properties and a sign advertising Fountain Hills Estates and Lake Juniper Estates on the southwestern
portion, with the remaining property vacant. There are no significant drainage patterns, and
WHEREAS, this property was conditionally approved for Zoning Use Permit by the Mohave
County Board of Supervisors on February 5, 1996, via BOS Resolution No. 96-59. On September 22, 1997,
Shawn M. Campbell notified the Planning and Zoning Department that Renzi and Campbell, Inc., had
vacated the premises and the construction/sales office on May I, 1997. Renzi and Campbell, Inc., are no
longer associated with the property owner and they request that the Zoning Use Permit be canceled, and
WHEREAS, the property owner was notified by certified mail that the Zoning Use Permit would
be scheduled for rescission. The Mohave County General Plan designates this area as a Suburban
Development Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site has legal access.
d. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
November 12, 1997, the Commission recommended APPROVAL for the Rescission ofBOS Resolution No.
96-59.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, November 15, 1997, and posted on November 14, 1997,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
