WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 1,1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above-described property as requested by Steven V. and Donna K. Tadsen of Henderson, Nevada, and WHEREAS, this property is located south of Meadview on Pierce Ferry Road. The property is accessed from US Highway 93 via Pierce Ferry Road to the site, located on the east side of the road between Greentree Road and Covina Drive. The site is located approximately six miles south of Meadview Boulevard. The property has been leveled off and graded and the view-obscuring fence has been erected. The property slopes slightly to the east. The surrounding land uses consist ofBLM land to the west, and vacant land and a few scattered single-family residences to the south, east, and north. No significant drainage patterns cross the property. The Mohave County General Plan designates this area as a Rural Development Area and Meadview is considered an Outlying Community, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on October 7,1996 via BOS Resolution No. 96-349, and WHEREAS, this Extension of Time will allow the applicant time to complete the conditions required by BOS Resolution No.96-349. This will be the first Extension of Time for this property, and WHEREAS, a review ofFEMA FIRM Panel #040058-1450C indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and the effect complies with the Mohave County General Plan. c. The site is adequate for the action intended. d. The site has legal access. "" . . RESOLUTION NO. 97-431 Page 2 e. There are no significant environmental features affecting the site. f. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 12, 1997, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: 1. Compliance with the conditions ofBOS Resolution No. 96-349. 2. This Extension of Time will be in effect until October 7,1998. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, November 15,1997, and posted on November 14,1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December I, 1997, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
