RESOLUTION NO. 97-429
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF LOT 500,
LAKE MOHA VE RANCHOS, UNIT 14, IN SECTION 3, TOWNSHIP 25 NORTH, RANGE 19
WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO C-1 (NEIGHBORHOOD
COMMERCIAL) ZONE, IN THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
1, 1997, a public hearing was conducted to determine whether an Extension of Time for a Rezone should
be granted for the above-described property as requested by Charles H. DiSalvo of Dolan Springs, Arizona,
and
WHEREAS, this property is located on the south side of Pierce Ferry Road between Ninth Street
and Havasu Road. The site is accessed from US Highway 93 via Pierce Ferry Road to the northeast to the
site, located on the southeast side of Pierce Ferry Road. The property has been leveled off and graded, and
slopes slightly to the southwest. The surrounding land uses consist of vacant lots and a few scattered single-
family residences. The Mohave County General Plan designates this area as a Rural Development Area and
Dolan Springs is considered an Outlying Community, and
WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors
on July 5, 1995, via BOS Resolution No. 95-295. The first Extension of Time was not requested by the
applicant, and
WHEREAS, this Extension of Time will allow the applicant time to complete the conditions as
required by BOS Resolution No. 95-295, as stated in the applicant's letter of September 10, 1997, and
WHEREAS, this will be the first and second Extensions of Time for this property, and
WHEREAS, a review ofFEMA FIRM Panel #040058-1775B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.

d. The neighboring area contains other like land uses similar to the above-proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.
g. This request complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
November 12, 1997, the Commission recommended APPROVAL for an Extension of Time for a Rezone
subject to the following:
I. Compliance with the conditions ofBOS Resolution No.95-295.
2. This Extension of Time will be in effect until July 5,1998.
3. This will be the last Extension of Time unless significant progress is made to complete the
conditions ofBOS Resolution No. 95-295.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, November 15, 1997, and posted on November 14, 1997,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, December I, 1997, APPROVED this Extension of Time for a Rezone as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
