EVALUATION OF A SUBDIVISION FINAL PLAT AND ACCEPTANCE OF AS-BUILT
IMPROVEMENT PLANS FOR DESERT LAKES GOLF COURSE AND ESTATES, UNIT F,
TRACT 4132, BEING A SUBDIVISION OF A PORTION OF SECTION 35, TOWNSHIP 19
NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting ofthe Mohave County Board of Supervisors held on December
I, 1997, a public hearing was conducted to determine whether the Final Plat should be approved, and
whether the As-Built Improvement Plans should be accepted for the above-referenced subdivision, and
WHEREAS, the owner/developer of this tract is Desert Lakes Development, Fort Mojave, Arizona.
The engineer of record is Ray Stadler, P.E., of Stadler Consulting Engineers, Phoenix, Arizona, and
WHEREAS, the subdivision is located approximately three miles south of Bullhead City, east of
State Highway 95, at the southwest corner of Joy Lane and Club House Drive, and
WHEREAS, the Revised Preliminary Plan, conditionally approved by the Mohave County Board
of Supervisors on May 5,1997, per BOS Resolution No. 97-139, depicts 8.7 acres subdivided into 38 single-
family lots and two water well parcels, and
WHEREAS, the Final Plat and required documentation for Desert Lakes Golf Course and Estates,
Unit F, Tract 4132, has been reviewed. The requirements of the Preliminary Plan, as outlined in the Mohave
County Subdivision Regulations, appear to have been satisfied. The County Engineer has reviewed the as-
built improvement plans for this subdivision and has recommended acceptance of the As-Built Improvement
Plans for the tract, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
November 12, 1997, the Commission recommended APPROVAL of the acceptance of the As-Built
Improvement Plans for Tract 4132, and
WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations. The notice of hearing
was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona,
November 15, 1997, and posted on November 14,1997, as required by Arizona Revised Statutes and the
Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, December I, 1997, APPROVED the acceptance of the As-Built Improvement Plans for Desert
Lakes Golf Course and Estates, Unit F, Tract 4132, as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their
regular meeting on Monday, December I, 1997, APPROVED the Final Plat for Desert Lakes Golf Course
and Estates, Unit F, Tract 4132, subject to the following conditions:
1. A current title report (dated within 30 days of recordation) must be furnished to the Planning
and Zoning Department prior to plat recordation.
2. The developer will make the same commitments for improvements in the prospectus to the
State Real Estate Commission as required for approval of this tract by the Board, and a final
copy of the State Real Estate Report shall be submitted to the Planning and Zoning
Department.
3. Lots within the recorded Final Plat ofthis development will not be further divided.
BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be
submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these
conditions have been met, together with the executed mylars and appropriate recording fees, the Director
of Planning and Zoning will obtain the necessary signatures from the County departments and officials and
cause the Final Plat for Desert Lakes Golf Course and Estates, Unit F, Tract 4132, to be recorded.
