RESOLUTION NO. 98-121
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 6, BLOCK A, GOLDEN
SAGE RANCHOS, UNIT 60, IN SECTION 25, TOWNSHIP 22 NORTH, RANGE 19 WEST, FOR
A SECONDARY RESIDENCE IN AN A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE
MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 6,
1998, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above-described property as requested by Robert J. Walker of Golden Valley, Arizona, and
WHEREAS, this property is located north of State Highway 68, between Teddy Roosevelt Road
and Laguna Road. The site is accessed from State Highway 68 via north on Teddy Roosevelt Road to the
site, located on the west side approximately 700 feet north of Todilto Drive. There is a single-fancily
residence on the property and the terrain is relatively flat, sloping slightly to the southeast. The surrounding
land uses consist of single-family residences and vacant land. The land to the east is managed by the Bureau
of Land Management (BLM). There are no significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Pemfit to allow a secondary residence in an A-R
(Agricultural-Residential) zone for the applicant's mother. The Mohave County General Plan designates
this area as a Suburban Development Area, and
WHEREAS, a review of FEMA FIRM Panel #040058-2150B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the ~bllowing described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 11, 1998, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

1. This Zoning Use Permit is for a secondary residence on this property and the activities
related thereto. The floor area of the secondary residence shall comply with the size
requirements in Section 27.R (Accessory or Secondary Residence Requirements).
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations, Section 27.R (Accessory or Secondary Residence Requirements) aud a site
plan, in accordance with Section 27.R, must be completed and approved prior to approval
of permits.
3. The appropriate zoning, building, environmental, and floodplain pemfits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, March 21, 1998, and posted on March 20, 1998, as
required by Arizona Revised Statutes and the Mohave Cotmty Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 6, 1998, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
