RESOLUTION NO. 98-125
A RESOLUTION SETTING FORTH AN ABANDONMENT OF THE SOUTHERN 15 FEET OF
A 50-FOOT ROADWAY EASEMENT KNOWN AS DIABASE DRIVE ADJOINING THE NE¼ OF
PARCEL 321, EXCEPT THE E~ E~ OF THE NE¼ OF PARCEL 321, IN SECTION 20,
TOWNSHIP 21 NORTH, RANGE 18 WEST IN THE GOLDEN VALLEY AREA, MOHAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 6,
1998, a public hearing was conducted to determine whether approval should be granted to abandon the
above-described roadway easement as requested by Glenn and Diana McCutchen of Bloomington,
California, and
WHEREAS, this property is located south of State Highway 68 between Colorado Road and Verde
Road. The site is accessed from State Highway 68 via south on Colorado Road to Diabase Drive, then east
on Diabase Drive to the site, which is located on the south side of Diabase Drive approximately 660 feet east
of Hassayampa Road. This portion of the easement has not been disturbed by road grading. The terrain is
relatively flat and slopes slightly toward the southwest. The surrounding land uses consist of vacant parcels
and a few widely-scattered single-family residences. There are no significant drainage patterns, and
WHEREAS, the owners received a rezone of this property on January 5, 1998, via BOS Resolution
No. 98-19. The owners have petitioned to remove the roadway portion of easement no longer required by
the Mohave County Department of Public Works, and
WHEREAS, a review of FEMA FIRM Panel #040058-2325B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan and the
Sacramento Valley/Golden Valley Area Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains land uses similar to the above-proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Plmming and Zoning Commission on
March 11, 1998, the Commission recommended APPROVAL for the Abandonment subject to the following:
1. The conditions of BOS Resolution No. 98-19 will be met prior to the abandonment of this
portion of the roadway easement.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, March 21, 1998, and March 28, 1998, and posted March
20, 1998, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 6, 1998, APPROVED this Abandonment as recommended by the Mohave County
