RESOLUTION NO. 98-147
A RESOLUTION SETTING FORTH AN AMENDMENT TO BOS RESOLUTION NO. 97-443. AND
CONSIDERATION OF THE CORRECTED PRELIMINARY SUBDMSION PLAN, FOR ALSTON
CERBAT RIDGE SUBDIVISION, UNIT 2, TRACT 3065, BEING A SUBDIVISION OF PARCEL
A, EXCLUDING TI-l~ SOUTH 300 FEET, NEW KINGMAN ADDITION, UNIT 11, TRACT 1104,
IN SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST, IN THE KINGMAN AREA,
MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 6,
1998, a public hearing was conducted to determine whether the resolution of conditional approval for the
above-referenced Preliminary Plan should be amended to correspond with the configuration of the corrected
plat. The developer is Chris Alston of Kingman, Arizona. Mohave Engineering Associates is the project
engineer of record, and
WHEREAS, the subdivision is located approximately one-half mile northeast of the City of
Kingman. The site is accessed via Stockton Hill Road, then east approximately one-half mile along and
south of Jagerson Avenue, and
WHEREAS, the Preliminary Plan ofAlston Cerbat Ridge Subdivision, Unit 2, Tract 3065, was
conditionally approved by the Board of Supervisors on December 1, 1997, per BOS Resolution No. 97-443.
Condition number seven of that resolution required the developer and his engineer to correct the design of
the subdivision for compliance with AASHTO standards to the satisfaction of the County Engineer, and
WHEREAS, a corrected Preliminary Plan was submitted and reviewed, incorporating into the
subdivision design the changes discussed and recommended for approval by the Planning and Zoning
Commission at their hearing on November 12, 1997. The Public Works Department has indicated that the
corrected Preliminary Plan appears to address the requirement for redesign to AASHTO standards. The
corrected plat still depicts 7.7 acres subdivided into 36 single-family residential lots, with a minimum lot
size of 7,000 square feet, and
WHEREAS, an unexpected result of the redesign of this Preliminary Plan was the renumbering of
the tots in the subdivision as one block. The new lot numbering does not coincide with the specific lot
references outlined in condition number three of BOS Resolution No. 97-443, and

WHEREAS, the old wording of condition number three of BOS Resolution No. 97-443 states: "The
developer is responsible for the construction of a block wall, at least four feet in height, along the northern
boundary of Lots 4, 5, 6, 7, 22, and 23, in accordance with the Mohave County Zoning Ordinance, to prevent
double access of those lots onto Jagerson Avenue. The wall shall be constructed in the one-foot vehicular
non-access easement along the northern one foot of the lots referenced." This provision shall remain a
condition of subdivision approval; however, the lot numbers referenced are herein changed to reflect the new
plat configuration, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 11, 1998, the Commission recommended that this amendment to BOS Resolution No. 97-443 be
APPROVED, and recommended that the changes made to the corrected Preliminary Plan be accepted
subject to the following:
1. Compliance with all conditions of BOS Resolution No. 97-443, except condition number
three therein, amended as follows:
Condition number three of BOS Resolution No. 97-443 is amended to read: "The developer
is responsible for the construction of a block wall, at least four feet in height, along the
northern boundary of Lots 6, 7, 18, 19, 30, and 31, in accordance with the Mohave County
Zoning Ordinance, to prevent double access of those lots onto Jagerson Avenue. The wall
shall be constructed in the one-foot vehicular non-access easement along the northern one
foot of the lots referenced."
2 The conditional approval for the subdivision is based on the corrected Preliminary Plan
submitted for review on December 15, 1997, replacing in its approval the originally
approved plat dated September 17, 1997.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, March 21, 1998, and posted on March 20, 1998, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 6, 1998, APPROVED this mnendment to BOS Resolution No. 97-443, and APPROVED
the chan~es made to the corrected Preliminary Plan as recommended by the Mohave County Planning and
