A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON PARCEL 525-C, AS SHOWN
ON PARCEL PLATS BOOK 2, PAGE 16, STOCKTON HILL RANCHES, UNIT 11, IN SECTION
6, TOWNSHIP 22 NORTH, RANGE 16 WEST, FOR A SECONDARY RESIDENCE IN AN A-R/10A
(AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE, IN THE
MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 4,
1998, a pnblic hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above-described property as requested by Robert E. and Sharon E. Lawson of Kingman, Arizona, and
WHEREAS, this property is located east of Stockton Hill Road, between Calle Alamo and Calle
Castano. The site is accessed fi'om Stockton Hill Road, via east on Jane Avenue to Cherum Road, then south
on Chemm Road to Calle Alamo, then east on Calle Alamo to the site, located on the south side of Calle
Alamo between Connecticut Drive and Hawaii Drive. There is a single-family residence on the property
and the terrain is relatively flat, sloping slightly to the southeast. The surrounding land uses consist of
vacant lots and single-family residences. There are no significant drainage patterns, and
WHEREAS, the applicant requests this Zoning Use Permit to allow a secondary residence for their
parents in an A-R/10A (Agricultural-Residential/Ten Acre Minimum Lot Size) zone. The Mohave County
General Plan designates this area as a Suburban Development Area; the Long Mountain Area Plan
designates this area as R-R/5A (Rural-Residential/Five Acre Minimum Lot Size), and
WHEREAS, a review of FEMA FIRM ?anel #040058-2155B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan and the Long
Mountain Area Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
April 8, 1998, the Commission recommended APPROVAL for a Zoning Use Pemfit subject to the
following:
1. This Zoning Use Permit is for a secondary residence on this property and the activities
related thereto. The floor area of the secondary residence shall comply with the size
requirements in Section 27.R (Accessory or Secondary Residence Requirements).
2. The applicant shall comply with ali applicable provisions of the Mohave County Zoning
Regulations. Section 27.R (Accessory or Secondary Residence Requirements) and a site
plan in accordance with Section 27.R must be completed and approved prior to approval of
permits and before establishing the use.
3. The appropriate zoning, building, environmental, and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety, and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave Count)', Arizona, April 18, 1998, and posted on April 17, 1998, as required
by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, May 4, 1998, APPROVED this Zoning Use Permit as reconmaended by the Mohave County
Planning and Zoning Commission and outlined herein.
