RESOLUTION NO. 98-7
A RESOLUTION SETTING FORTH A RESCISSION OF BOS RESOLUTION NOS. 94-330 AND
94-332, WHICH CONDITIONALLY APPROVED THE PRELIMINARY PLAN, PETITION OF
EXCEPTION AND REZONING FOR RANCHO RIO BONITO, TRACT 4150, BEING A
SUBDIVISION OF A PORTION OF SECTION 31, TOWNSHIP 19 NORTH, RANGE 21 WEST, IN
THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY~ ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
5, 1998, a public hearing was conducted to determine whether the approvals for the above-described project
should be rescinded. The developer of this property is J A M II, c/o Alan Jones, Mesa, Arizona. The
engineer of record is Holland West, Inc., a corporation no longer doing business in Mohave County, and
WHEREAS, the property is located approximately three miles south of Bullhead City. The site is
accessed via State Highway 95, then east two and one-quarter miles along Joy Lane, and southeast to the
property, and
WHEREAS, the Preliminary Plan depicts 68 acres subdivided into 254 single-family residential lots
and six drainage/open space parcels. The property had previously been a phase of the rescinded Ranch on
Joy Lane, Tract 4113, and
WHEREAS, the Preliminary Plan was approved by the Mohave County Board of Supervisors on
October 4, 1994, per BOS Resolution No. 94-330. The property was rezoned on the same date per BOS
Resolution No. 94-332. Under Mohave County Subdivision Regulation Article 3.10-1, approval for the
Preliminary Plan of Tract 4150 expired automatically on October 4, 1996. No extensions for the Preliminary
Plan approval were ever requested by the developer. The subdivision has not been processed. No proposed
phases of this subdivision have been recorded, and
WHEREAS, all resolutions which require compliance with the conditions of the above-referenced
rescinded approvals for the unrecorded portion of this subdivision are themselves voided, and
WHEREAS, all notices have been advertised and posted according to regulations, and
WHEREAS, at the public heating before the Mohave County Planning and Zoning Commission on
December 10, 1997, the Commission recommended APPROVAL of the rescission of this subdivision, and

WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, December 20, 1997, and posted on December 19, 1997,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW TItEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, January 5, 1998, APPROVED the rescission of this subdivision as recommended by the
Mohave County Planning and Zoning Conunission and outlined herein.
