RESOLUTION NO. 98-8
A RESOLUTION SETTING FORTH A RESCISSION OF BOS RESOLUTION NOS. 91-230 AND
91-307, WHICH CONDITIONALLY APPROVED THE PRELIMINARY PLAN, PETITION OF
EXCEPTION AND REZONING FOR RIO POINTE, TRACT 4140, BEING A SUBDIVISION OF
A PORTION OF SECTION 22, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH
MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
5, 1998, a public hearing was conducted to detem~ine whether the approvals for the above-described project
should be rescinded. The developer of this property is Trans-World Real Estate Investment, Inc., also
known as Great American Investment Cmpomtion, Mesa, Arizona. The engineer of record is David Buchli
and Associates, Inc., Chandler, Arizona, and
WHEREAS, the property is located approximately one and one-half miles south of Bullhead City.
The site is accessed via State Highway 95, then immediately west into the site on Aztec Road, and
WHEREAS, the Preliminary Plan depicts 243 acres subdivided into 46 lots and parcels of mixed
uses, including single-family residential, multi-family residential, commercial and manufacturing elements.
The subdivision is bisected by the E1 Rodeo Drainage Channel, and
WHEREAS, the Preliminary Plan was approved by the Mohave County Board of Supervisors on
October 21, 1991, per BOS Resolution No. 91-230. The property was rezoned on December 2, 1991 per
BOS Resolution No. 91-307. The first Extension of Time for the conditional approval of the Preliminary
Plan was approved by the Board of Supervisors on May 2, 1994, per BOS Resolution No. 94-132, expiring
on October 21, 1994. No further extensions were requested by the developer. The subdivision has not been
processed. No proposed phases of this subdivision have been recorded, and
WHEREAS, all resolutions, including BOS Resolution No. 94-132, which require compliance with
the conditions of the above-referenced rescinded approvals are themselves voided. All notices have been
advertised and posted according to regulations, and

December 10, 1997, the Conunission mconunended APPROVAL of the rescission of this subdivision, and

WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, December 20, 1997, and posted on December 19, 1997,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, January 5, 1998, APPROVED the rescission of this subdivision as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
