RECORDING FEE O.OO RESOLUTION NO. 98-35 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 187, BLOCK B, MOHAVE COUNTY INDUSTRIAL CENTER, IN SECTION 7, TOWNSHIP 22 NORTH, RANGE 15 WEST, FOR A RESIDENCE IN AN M (GENERAL MANUFACTURING) ZONE, IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 5, 1998, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above-described property as requested by Janet M. Jones of Kingman, Arizona, and WHEREAS, this property is located east of State Highway 66 and north of the Kingman Airport Industrial Park. The site is accessed from State Highway 66 via southeast on Mohave Airport Drive to Shipping Lane, then northeast on Shipping Lane to Brace Drive, then north on Brace Drive to Topeka Street, then northeast on Topeka Street to Pate Road, then east on Pate Road to Charles Drive, then north on Charles Drive to Carrow Road, then east on Carrow Road to the site, located on the north side approximately 1,100 feet west of Charles Drive. The property has a disconnected single-wide mobile home parked on it and is relatively flat, sloping slightly to the southwest. The surrounding land uses consist of vacant lots. There are no significant drainage patterns, and WHEREAS, the applicant requests this Zoning Use Permit for a residence in an M (General Manufacturing) zone. The Mohave County General Plan designates this area as a Suburban Development Area, and WHEREAS, a review of FEMA FIRM Panel #040058-2160B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above-captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site. WHEREAS, at the public heating before the Mohave County Planning and Zoning Commission on December 10, 1997, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: PAGE 2 OF 2 BK ~022 PG 71 F'EE~9800S422 RESOLUTION NO. 98-35 Page 2 1. This Zoning Use Permit is for a residence in an M (General Manufacturing) zone and activities related thereto. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. 3. The appropriate zoning, building, enviromnental, and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, December 20, 1997, and posted on December 19, 1997, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 5, 1998, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein. ~*,.,~B'~ ~ ~ O/?
